Investment Associate

Forum Partners, a global investment management company together with TSCG, a third party, privately held commercial real estate company located in D.C. Metro, is hiring an experienced Investment Associate. This role will work out of our Vienna office (Tysons Corner).

The Investment Associate will be an integral part of the Investments team and will primarily be focused on execution for private credit funds which Forum manages in partnership with TSCG. The primary responsibility of this Associate is to support the Managing Director of Forum’s Investments team and TSCG management to execute on the underwriting, origination, documentation, reporting, and evaluation of mezzanine debt and preferred equity deployed throughout the Northeast, Mid-Atlantic, and Southeast regions.

Qualifications Required

• 2 years of experience in real estate investment, investment banking, or similar roles
• Bachelor’s degree required; Master’s degree preferred
• Strong analytical and business writing skills
• Effective presentation skills
• Extensive knowledge of Financial Modeling; Microsoft Excel based financial models
• Ability to develop and maintain relationships with third parties
• Travel is required 25% of the year

Duties to include, but not limited to:

• Private Credit Fund Execution: coordinate underwriting, origination process, and documentation of mezzanine loans and/or preferred equity investments across two or more private credit funds.
  • Coordinate calls, meetings, and pipeline updates with TSCG and Forum.
  • Underwrite loans which are sourced through TSCG’s leasing and property management teams.
  • Track loan performance and work with Portfolio Management on reporting for the funds.
• Financial Modeling: the candidate will be expected to prepare and update financial models related to debt and equity investments in real estate.
• Structuring: the candidate will be expected to support the Managing Director and TSCG management on the structuring and documentation of new investments. This will require comfort working through legal documents.
