Job Description

Schedule: Thursday-Sunday, 32 hours a week (eligible for full-time benefits!)

Essential functions of the job:

• Proper and consistent building exterior maintenance, including building, lawn, plant and flower beds, walkways, driveways, and parking lot.
• Maintenance of building interior, including resident apartments, common areas, offices, storage rooms, and kitchen.
• Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move- ins.
• Assures all equipment and supplies related to maintenance tasks are stored appropriately and safely.
• Reports to the Director of Plant Operations, keeping them regularly informed of maintenance task progress, particularly of any significant problems requiring additional guidance or support.
• Driving community vehicles to and from required destinations, safely and according to schedule.
• Since The Springs Living is a community that is open 24x7x365, candidates must have excellent attendance, including ability to work weekends, on-call, and holidays as scheduled.

• Cooperates with others such as our Sales Team and Health Services Team to effectively and efficiently achieve goals and resolve problems
• Maintains confidentiality and privacy of our residents and staff at all times.
• Meets the needs and wishes of customers (residents, staff, and families) appropriately by being prompt, polite, professional, and personal.
• Consistently reports to work on time and completes scheduled shifts.
• Listens effectively and provides clear, concise, and accurate verbal and written information including all relevant documentation.
• Maintains a professional image to residents and fellow co-workers, in words, actions, and appearance.
• Adaptable and willing to change in order to ensure success.
• Completes all assigned duties efficiently and accurately.
• Attends education and training classes, including as necessary to fulfill state regulations.
• Performs all other duties as assigned by the Plant Operations Director.

Qualifications

• Current and appropriate driver’s license and safe driving record.
• Perform a variety of maintenance and repair work independently as instructed or assist other skilled trade personnel to maintain facilities and grounds in proper condition. This includes plumbing, electrical, carpentry, HVAC, and appliance repairs.
• Ability to interpret a variety of instructions furnished in written, oral, electronic, or schedule form.
• Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
• Ability to prioritize and organize assignments.
• Proficient PC skills including e-mail, record keeping, routine database activity, word processing, spreadsheet, graphics, etc.

Typical physical and environmental considerations:

• Maintain ability to lift 75 pounds; to stand or walk throughout the vast majority of the workday; and to frequently push, pull, bend, twist, and reach
• Must have sufficient manual dexterity to work with the fingers and to reach/handle items.
• Must also be able to walk throughout our property on a frequent basis for extended periods of time.
• Involves light to heavy physical activity, performing non-strenuous and strenuous daily activities
• May be exposed to bio-hazardous materials including, but not limited to, blood and bodily fluids, sharps exposure, animal dander, and latex.

Expected hours: 24 per week
