Part-time Landscaper/Groundskeeper

*Position Summary

This position will be the focal point of maintenance and upkeep for our 77-space manufactured home community in Santa Ana, with the emphasis on community common area landscape maintenance and janitorial duties. These duties will be assigned under the direct supervision of the Community Manager. This position is part time, 24-29 hours per week with a flexible schedule.

*Position Performance Objectives

• Common area landscape maintenance.
• Common area janitorial (clubhouse, laundry rooms, bathrooms, etc.).
• Regular gardening and landscaping work.
• Minor painting.
• Minor electrical repairs on items such as appliances, fixtures, switches and outlets, etc.
• Minor plumbing repairs such as replacing fittings and faucets, clearing drain stoppages, etc.
• General maintenance such as replacing broken tile, screens, garbage disposals, fixtures, appliances, blinds, and locks; maintaining and cleaning the property.
• Work with water and gas meter shutoffs, including reading meters.
• Preparation of vacant homes for occupancy.
• Assist with move-in and move-out inspections.
• Maintain accurate records of work performed.

*Physical requirements

• Has the ability to bend, stoop, walk, climb ladders for 90% of a typical working day.
• Has the ability to bend, lift and reach boxes and maintenance supplies of 30 pounds or more.
• Has the ability to safely use tools such as lawnmower, edger, trimmer, hammer, screwdriver, drill, and saw, etc.
• Has the ability to log maintenance records in a computer or app.

*Experience requirements

• Has a minimum of two years or more of recent experience in landscaping, janitorial, apartment/residential property management maintenance.
• Has basic use skills of Microsoft Office (Word, Excel, Outlook).
• Possess a valid California Driver's License, reliable transportation, and automobile insurance.

*Compensation/Position Details

• 24-29 hours per week
• Monday - Friday flexible work hours between 7:00 am and 5:00 pm
• $16 - $20/hour
