POSITION OVERVIEW
Under the direction of the Director of Construction and the Lead Superintendent, the Assistant Superintendent is responsible for supervision of all job site related activities. Ensures that the project is constructed in accordance with strict adherence to the construction documents and the company's standards of quality. Coordinates the subcontractors’ and material suppliers’ efforts to assure projects are completed on time and within established budgets. As well as coordinating directly with the Project Manager to maintain OTIB (on time/in budget).
Responsibilities:
- Minimum 40 hours per week required, working on weekend and holidays may be required during peak times (depending upon schedule and weather delays) to ensure a successful and timely completion of the project.
- Strong attention to quality and detail.
- Able to communicate effectively in all situations (verbal and written), positive attitude, able to work in a stressful, fast paced environment.
- Able to juggle multiple tasks.
- Able to evaluate situations, solve problems, and be forceful when necessary to accomplish goals without being abrasive or overbearing.
- Basic computer skills, including Microsoft Office required, Procore, a plus.
- Coordinates and directs all on-site activities.
- Stays abreast of changes that could impact cost and/or schedule. Does not let additional work proceed without approval from the project manager.
- Reviews plans, details, and specifications before project begins and every day thereafter looking for potential problems, “gray” areas, and areas needing additional information, etc.
- Reviews all shop drawings for “constructability” issues and compliance to job conditions and contract documents.
- Handles all “constructability” issues on-site and. when necessary. deals directly with architects and engineers on problem areas. Write RFI and coordinate w/Property Manager.
- Verifies all control measures, elevations, etc.
- Assures the expected level of quality is maintained through all phases of the project (from beginning of construction through completion of the final punch list).
- Develops, follows up, and completes punch lists during construction to minimize final list.
- Resolves quality problems or mistakes in work implementation in a cost-effective way, but does not overlook or cover up problems or mistakes. Consults with project manager as needed.
- Maintains job site safety. Conducts meetings, files reports, and coordinates efforts to institute safety measures. Manages tool box meetings.
- Maintains EPA log and erosion prevention measures (bi-weekly).
- Responds to concerns and needs of surrounding neighbors.
- Restricts, to the extent possible, subcontractors’ interface with clients or owners. Coordinates subcontractor interface with architect as required.
- Addresses all owner and architect’s concerns in a timely fashion.
- Maintains weekly time sheets for Stellar employees, notates their function (i.e. site clean-up, trim carpentry, steelwork, earthwork, etc.).
- Orders material delivery as needed; monitors its use and minimizes waste. Additional material request must be approved by Project Manager.
- Negotiates additional work hours with subcontractors and expedites material deliveries from vendors to maintain schedule.
- Establishes working hours on-site; encourages subcontractors to work overtime and Saturdays to make up for bad weather days or to maintain schedule.
- Coordinates subcontractors’ efforts including scheduling work, meetings, problem resolution, and changes to scope of work, project delays, answering questions, etc.
- Coordinates with other project superintendents to minimize conflict over subcontractors, equipment, personnel, etc.
- Sequences short-term schedules for trades, material deliveries and owner furnished items in the most time efficient manner.
- Coordinates inspections or on-site meetings by city officials, engineers, architects, designers, owners and project manager/president.
- Conducts subcontractor meetings on a weekly basis to present three-week look-ahead schedule and review schedule, safety, site logistics and other “big picture” issues.
- Maintains a three-week schedule of activities at job site; forecasts long lead items two or three months in advance of actual implementation. Coordinates overall project schedule with Project Manager.
- Organizes all project records on-site in accordance to the field superintendents’ manual (plans, shop drawings, ASIs, RFIs, correspondence files, as-built drawings, etc.); uses file cabinets, plan racks, etc. and/or electronic means.
- Performs miscellaneous tasks as required to keep job moving (i.e., forklift operation, punch lists, etc.).
- Ensures proper placement of all materials and strict adherence to construction document dimensions and controls.
- Takes notes at all informal meetings with owner, architect, etc. where project manager if not present (project manager will be responsible for this function at all formal meetings).
- Manage Preconstruction Meetings for Slab/Site and above grade Sub-Contractors.
- Ensure materials are secured and site gates are locked after working hours daily.
- Ensure building and site are kept clean, to make a safe environment for workers at all time.
Education:
- High school diploma or equivalent.
- Some college, with an emphasis in Construction Technology.
- Five years minimum experience in a construction supervisory position with general knowledge of all aspects of high-end construction.
- Good written and verbal communication skills are necessary and computer skills are preferred.
