The Maintenance Technician's role is to perform service requests, grounds maintenance tasks and maintaining the physical and mechanical integrity of the property at all times.Maintenance has 100% accountability for all maintenance needs and conditions of the property.
DUTIES
- HVAC certification and pool experience preferred.
- Prompt and courteous handling of all resident service requests.
- Maintenance of vacant apartments
- Walk property and remove trash continually.
- Maintain inventory of tools and equipment owned or leased by the property.
- Maintain an adequate inventory of parts and supplies.
- Maintain common areas and grounds
Required maintenance includes, but not limited to:
- HVAC Certification required
- Self-Starter
- Excellent Communication Skills
- Ability to Follow Instructions
- Electrical panels and property lighting
- Pools and pool equipment
- Appliances
- General plumbing
- General carpentry repairs
- Make Ready Skills
- Lawn care
All personnel in this position must have basic knowledge about the safe use and maintenance of the following tools, including but not limited to:
- Hand tools: wrenches, grips, hammers, wire cutters, saws, etc.
- Power tools: sanders, saws, drills, key machines, etc.
- Moving equipment: wheelbarrows, dollies, hand trucks, buckets, step ladders, full ladders, etc.
- Mechanical equipment: sewer machines, carpet shampooers, lawn mowers, edgers, compressors, blowers, etc.
