About the Role:
We have an exciting opportunity to support our APAC team as a Leasing Specialist. This role will review commercially ready Subway Head Leases and Franchisee Signed Leases across ANZ including the negotiation of all Subway's mandatory Special Conditions with a target goal of achieving concluded agreements to be finalized between the Parties. May involve collaborating with SMO Territory Leads, SMO Agents, Development Agents, Leasing Managers, Franchisees, and HQ staff to ensure that leases meet procedural requirements and company policies.

Responsibilities include but are not limited to:
Leasing - Subway Signed Lease & Franchisee Signed Lease (FSL):
Read, review, and analyze leases across ANZ portfolio.
Handle the negotiation, review and processing of all leases by reference to Company Policy including all Leasing Checklists and mandatory Subway Special Condition Lists.
Ensure that all necessary background approvals and paperwork are documented and incorporated into all leasing files and that all deals are accurately updated in system/files.
Prepare all agreed lease documentation for approval submission for execution by SRPL directors and attorneys.
Support Leasing Representative/Leasing Managers/BD Leads in their renegotiating of existing leases to improve terms and increase store profitability.
Provide monthly reporting to Leasing Representative and Leasing Director on status of leases in review/concluded.
Leasing - Drafting of Agreements (Subleasing/Sublicensing):
Handle the drafting and preparation of all associated Subleases arising from the completion and execution of each Headlease by SRPL.
Manage, coordinate and document the successful execution and filing by each Sublessee to ensure complete leasing records are held by SRPL.
Supporting Subway Legal Team with Franchisee Sale Transfer:
Manage and handle QLD LDS review and finalization required for all Franchisee Sale Transfers for QLD
Prepare Option Exercise Correspondences:
Prepare and draft option exercise letters due for renewal requested by the SMO Leasing Team / BD Team across ANZ
Ensure Company Policies are adhered to including approval requirements.
Additional responsibilities:
Support Leasing Representative/Leasing Managers/BD Leads in identifying and developing potential approvals of new locations.
Work with Development Agents, Solicitors, and Property Agents to ensure that leases meet company policies and procedures.
Assist and answer queries from Development Agents, Franchisees, HQ Departments, Landlord’s and Franchisee’s legal representation on specific and general leasing and legal matters.
Act as the liaison between legal representatives, property agents, banks/accountants, etc. regarding Subway leasing requirements, including in relation to defaults or rent arrears.
Status is always up to date. Co-ordinate findings and validate with DFP’s in each territory.
Skills & Abilities:
Preferred degree in Administration, Contracts, Finance, Law or equivalent
Preferred education/certifications in Project Management or Legal studies
Minimum of 2 to 6 years’ experience in Franchising or Legal Administrative work
Legal or Paralegal skills, including attention to written documentation detail and drafting
Experience in contract management, commercial leasing, insurance or similar
Communication and Negotiation skills
High Level Attention to Detail and comprehension attributes
Ability to work in a time pressured environment while multi-tasking
Interpersonal skills
Technical Proficiencies: At least a functional understanding of software programs required to perform the above responsibilities Microsoft Office, including Outlook, Excel, PowerPoint
