POSITION SUMMARY
This position is responsible for all building maintenance and repair activities to include the interior and exterior of buildings, residences, office areas and mechanical systems related to The Timbers Club. Maintain all areas in a safe and proper working condition.
DUTIES AND RESPONSIBILITIES
· Responding to maintenance requests, both written and verbal as quickly and efficiently as possible.
· Quality completion work orders pertaining to all areas of residences and areas of Club property including:
a. Kitchens and appliances
b. Thermostats, zone valves and heat registers
c. Furniture repair
d. Bathroom and fixtures
e. Electrical fixtures and lamps
f. Doors, locks, deadbolts
g. Carpentry repairs
h. Semi‑annual preventive maintenance programs
· Maintain and frequently update an "Ongoing Projects List"
· Inspection and maintenance of residences prior to member arrivals.
· Proper maintenance of all Timbers Club vehicles to include periodic safety and maintenance checks.
· Establish and maintain systems for periodic inspections of the following systems: mechanical systems, elevator equipment, irrigation, fire alarm, room keys and snow melt.
· Perform regular vacuum inspection and repairs.
· Ensure security of tools, supplies and Timbers Club property.
· Maintain and inventory a supply of parts and equipment for frequently repaired or replaced items.
· Maintain an inventory list of supplies needed for periodic trips to hardware suppliers so as to reduce trips to town.
· Always wear appropriate uniform including name tag.
· Carry a two-way radio and keep the Maintenance Manager apprised of your location.
· Perform preventive room and public area maintenance checks during the off season.
· Perform regular public area inspections to police for garbage and issues that may pose a hazard to guest, employees or visitors.
· Maintains appropriate levels of chemicals and temperature in pools and hot tubs; clean debris from pools and hot tubs and cleans filters regularly.
· Landscaping and grounds maintenance as needed.
· Winter snow removal as required.
· Assisting other departments as needed.
· Observe all safety rules and procedures in compliance with OSHA safety requirements.
· Daily cleanliness of the maintenance office and shop.
· Other duties as assigned.
QUALIFICATIONS
· Previous maintenance or property management in luxury hotel or residences including building and grounds maintenance, plumbing, electrical, carpentry, masonry, heating and air conditioning, and pools and hot tubs.
· Experience with electric and small hand tools such as a power saw or drill, basic understanding of plumbing, electric, appliances and carpentry.
· Valid driver's license and clean driving record to be checked through insurance.
· CPO license required (must obtain within first six months of employment if not already licensed).
· Effectively communicate both verbally and written in English, with all levels of members, guests, and staff in an attentive, friendly, courteous and service oriented manner. Bilingual (Spanish) a plus.
· Available to work flexible schedule, including nights, early mornings, weekends and holidays based on Timbers Club occupancy and needs.
· Ability to take and follow directions and respond to multiple demands in a fast-paced environment.
· Accuracy, attention to detail, and professionalism are mandatory while performing all duties and in contact with members, guests, staff and vendors.
WORK ENVIRONMENT AND PHYSICAL REQUIREMENTS
· Ability to climb stairs, bend over, reach and stretch to load heavy objects; move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds.
· Regularly work outdoors with adverse conditions with exposure to outdoor elements or a combination of both indoors and outdoors and may be required to walk on slippery and uneven surfaces.
· Driving Timbers Club vehicles in varying weather conditions including snow, ice and rain.
· Mobility within the entire Timbers Club property.
