HVAC Mechanic, Licensed
The University of Miami / UHealth department of Facilities has an exciting opportunity for a Full Time HVAC Mechanic, Licensed to work in Coral Gables, FL. The HVAC Mechanic, Licensed troubleshoots and maintains efficient operations of heating, ventilation, and air-conditioning systems in assigned facilities. Further, the HVAC Mechanic, Licensed completes the maintenance of all other refrigeration systems and ensures work is performed in a timely manner to maintain facilities secure and operational.
This position performs building and equipment maintenance and repair work utilizing several building trades' skills such as plumbing, electrical, and / or sheet metal in addition to HVAC. Employees in this class are assigned to work in buildings with responsibility for responding to the corrective needs of their trade. Employees receive general supervision from a maintenance supervisor.
- Maintains up-to-date records on work performed and pending, and reports information routinely to appropriate managing staff.
- Participates in applicable HVAC or safety training opportunities. Reads prints, sketches, and diagrams to perform job functions.
- Makes estimates and reports costs to management.
- Maintains orderly work area and safeguards tools, equipment, and parts.
- Trains staff on how to maintain and service equipment and related components.
- Performs Preventive Maintenance work as assigned by supervisor on HVAC equipment
- Receives requests for corrective repair work on a variety of building, equipment and system components;utilizes several trades' skills in the performance of maintenance and repair work.
- Inspects air conditioning and heating systems and performs general maintenance work of systems.
- Repairs leaky HVAC equipment on roofs and ceilings; locates source of roof leaks; removes existing roofsurfaces; lays roofing paper and applies coating and adhesives to seal the leaking and / or old area.
- Repairs panels, partitions and other building structures in the process of performing other HVAC duties;installs parts and cuts, shapes and fastens materials such as wood, plastic, ceiling tile, fiberglass anddrywall to make ready for installation of HVAC equipment.
- Lubricates non-sealed bearings, replaces or cleans filters. Repairs fans, pumps or compressors as neededto perform HVAC duties.
- Replaces belts, filters and pulleys. Records the equipment conditions and reports anomalies to supervisor.
- Keeps daily logs on major components up-to-date. Helps in the process to cycle and tests emergency generators. Contacts the appropriate supervisor when the nature of the work is beyond the mechanic's capability - then assists with the completion of the work as required.
- Prepares and maintains accurate records and files on equipment and facility preventative maintenance.
- Routinely maintains and repairs HVAC circulator and sump pumps, refrigeration units, auxiliary diesel generators, fans, bearings, universal joints and similar mechanical equipment.
- Helps to conduct fire alarm test and smoke evacuations tests in conjunction with security and other Physical Plant staff. Operates heating, cooling systems, pumps and other related equipment. Participates in moving and installing machinery and equipment.
- At all times maintains work areas and equipment rooms in a clean and safe condition.
