Building Operations Manager
The University of Pittsburgh School of Nursing is searching for a qualified Building Operations Manager. The Building Operations Manager supports the operations of the School by working with various University offices to resolve issues related to day-to-day needs of the residents, mechanical issues, construction projects, space management, floor plan design, etc. The position manages a discretionary budget of $30,000, monitors an additional $150,000 in annual building expenses, and supervises a half-time building assistant and student employee(s). Strong computer skills, the ability to work independently, maintain highly organized records, manage multiple projects, and remain flexible on a day-to-day basis are required.
Manages building operations and maintenance and monitors provided services to ensure compliance with schedule, budget, and standards. Coordinates all internal and external contractors, workers, and vendors. Designs a suggestion and complaints system and ensures resolution. Schedules shutdowns and coordinates emergency response efforts.
- Manages building operations and maintenance; inspects facilities on a regular basis; monitors provided services to ensure compliance with schedule, budget, and standards; makes recommendations for enhancing and maintaining facilities.
- Coordinates with all internal and external engineers, contractors, building contacts, and trades to maintain buildings; manages relations with vendors; provides technical assistance in soliciting all facilities services.
- Designs and maintains a system for soliciting complaints and suggestions; assists building occupants with work requests for modifications to existing facilities and building systems; ensures resolution of requests.
- Secures cost estimates for requested building modifications and maintenance projects; ensures funding availability and obtains proper authorization for non-routine maintenance expenditures; ensures maintenance services are charged to proper accounts; validates and pays invoices.
- Schedules shutdowns; ensures timely delivery of materials and equipment and supervises installations.
- Coordinates emergency response efforts with building occupants and related facilities personnel; establishes emergency contact procedures.
- Coordinates and implements special projects or programs as assigned.
- Maintains all required records; prepares reports as needed.
Moderate physical effort required. May be required to stand/move for several hours at a time. May be required to move objects up to 50 pounds with or without assistance of equipment. Must be able to move between floors by way of stairs, elevators, and escalators.
