Building Manager
Essential Duties:
- Conduct market research, gather technical data or documentation to support engineering decisions
- Short duration acquisition assignments of equipment, parts, or services from outside vendors
- Coordinates with internal and external repair and construction vendors and assures their work is completed in a timely fashion and according to specification
- Serve as validation/quality control & liaison on special projects related to new construction and renovations to ensure systems and components function as intended
- Conduct site visits to assess project needs or collect data
- Reviews and recommends additions or modifications to preventative maintenance procedures on equipment and systems
- Assists with troubleshooting and making repairs to mechanical systems & recommending solutions or upgrades for improvement
- Assist engineers with development of maintenance polices and procedures and ensure maintenance staff are trained to observe established standard operating procedures
- Reads gas, electric, steam, and water meters as needed
- Performs record keeping operations, making recommended changes to existing records, including computerized records
- Performs various duties as needed to successfully fulfill the function of the position
- Provides response to emergencies and equipment failures
Working Conditions:
- Physical:
Occasional requirement for standing, walking, stooping, bending, and climbing. Ability to lift and move a minimum of 50lbs. Manual dexterity or able to use a computer effectively.
- Environment:
Occasional work in power plant environment with large machinery. Occasional exposure to temperature changes (sometimes extreme cold and heat), wet and or humid conditions, fumes or airborne particles, toxic or caustic chemicals, steam, electricity (to include medium voltage), and noise.
Experience:
- Required 24months of technical work in a manufacturing, production, facilities management, or like role.
Education:
- Required: Bachelor degree
Equivalency Substitution: Will accept 48months of related experience in lieu of the Bachelor’s degree for a total of 72months of related experience.
Certifications or Licenses:
- Valid Driver’s License
Knowledge, Skills, & Abilities:
- Able to communicate effectively both verbally and in writing
- Proficient in Microsoft Office
- Detail oriented for accuracy of data and information
- Highly organized and able to handle multiple projects and deadlines
- Able to read schematic diagrams and locate equipment by referring to the schematic
- Use tools or equipment utilized in building maintenance with expertise
- Could include simple measuring tape skills, more precise dial caliper measurements, thermal imaging, etc
- Able to measure and address fit challenges of suitable substitute parts/equipment
- Able to read, write, and follow complete written instructions
- Strong initiative to solve problems
- Able to work well with interdepartmental teams and initiatives
- Assist with cost estimation for materials, labor, equipment
- Basic knowledge and understanding of various HVAC systems and their components, as well as electrical systems & plumbing
- Knowledge of building maintenance tools, equipment, supplies and materials
