Job Summary
The Maintenance Director is responsible for overseeing the maintenance operations of our facilities, ensuring that all equipment and systems are functioning optimally. This role requires a strong background in mechanical and electrical systems, as well as experience in maintenance management and facilities management. The ideal candidate will possess excellent supervisory skills and the ability to fabricate solutions to complex maintenance challenges.
Duties
- Hires, evaluates, coordinates, motivates, monitors performance, schedules & supervises department staff in accordance with company policy and state law.
- Makes recommendations to the Executive Director with respect to staff evaluations, merit pay increases, reprimands, disciplinary actions and terminations.
- Coordinates maintenance and housekeeping services and activities with other departments.
- Assures that the building and grounds are clean at all times.
- Flexibility to remain on-call 24 hours per day, including evenings and weekends to respond to emergencies if needed.
- Works within legal scope of local and state codes.
- Participates in property surveys (inspections) made by authorized government agencies.
- Conducts daily inspection of property outside grounds. Immediately corrects any needed items to assure property is always tour-ready.
- Develop and implement maintenance schedules for all equipment and facilities.
- Conduct regular inspections of facilities to identify potential issues and ensure compliance with safety regulations.
- Supervises safety and fire protection and prevention programs by inspecting work areas and equipment regularly.
- Schedules and oversees quarterly fire drills and semi-annual disaster drills. Acts as safety coordinator and attends meeting of Quality Assurance/Safety/Infection Control Committee.
- Ensures compliance with policies and procedures to identify appropriate safety precautions and equipment to use when performing tasks that could result in bodily injury.
- Ensures that containers of hazardous chemicals in the department are properly labeled and stored.
- Ensures that all necessary Safety Data Sheets (SDS) are obtained, maintained and stored in areas accessible to all employees.
- Responsible for community's emergency and disaster preparedness plan.
- Perform mechanical repairs and maintenance on various equipment as needed.
- Manage all apartment turnovers and ensure that they are ready for new move ins in a timely manner.
- Ensures that residents and families receive the highest quality of service in a caring and compassionate atmosphere which recognizes the individuals' needs and rights.
- Maintain accurate records of maintenance activities, including repairs, inspections, and inventory management.
- Collaborate with other departments to coordinate maintenance activities with minimal disruption to operations.
Qualifications
- Proven experience in maintenance management, preferably in a supervisory role.
- Strong mechanical knowledge with the ability to troubleshoot and repair mechanical systems.
- Proficiency in electrical systems, including the use of logic controllers and ohmmeters.
- Excellent communication skills in English, both written and verbal.
- Experience in facilities management is highly desirable.
- Ability to fabricate components or solutions as required by operational needs.
- Strong problem-solving skills with a logical approach to challenges.
- Must be able to work independently as well as part of a team.
