Job Summary:
The Craft Technician functions in a highly skilled craft capacity under minimal supervision, performing a wide range of maintenance, repair, and construction tasks related to Club amenities and association-managed condos. Responsibilities include HVAC, electrical, plumbing, welding & carpentry, ensuring safety, compliance, and efficiency. This role establishes and adheres to preventative maintenance schedules, coordinates inventory for skilled trades and assists in training personnel.

In this position, the technician is expected to lead and train others in the skilled trades, oversee contractors, and ensure compliance with regulations and safety standards.
Essential Job Functions:
- General Skilled Maintenance: Independently performs advanced repairs, troubleshooting, and routine maintenance in HVAC, electrical, plumbing, carpentry, locksmithing, welding, and general facility upkeep, utilizing professional judgment to prioritize and resolve issues with minimal supervision.
- Preventative Maintenance: Establishes, plans, and oversees a comprehensive preventative maintenance schedule, using discretion to determine priorities for equipment and facilities, reducing downtime, and extending system life.
- Work Order Management: Proactively manages work orders, exercising independent judgment in prioritizing and completing requests, ensuring that all tasks meet high safety and operational compliance standards.
- Inventory & Supply Management: Oversees and manages the inventory of materials and tools, including ordering, maintaining stock levels, and ensuring that resources for skilled trades are readily available.
- Event & Emergency Response: Leads event setups and emergency responses, taking initiative in directing resources and coordinating with other departments during critical situations, acting as essential personnel as needed.
- Contractor Coordination: Independently supervises and coordinates external contractors, ensuring compliance with specifications and high-quality standards, addressing issues and resolving conflicts when necessary.
- Collaborative Assistance: Works cross-functionally with other departments, offering specialized assistance for complex projects and taking ownership of large-scale repairs and renovations.
Position-Specific Job Functions
Plumber & HVAC Technician
- Plumbing & HVAC Systems: Independently installs, maintains, and repairs plumbing fixtures, HVAC components, and associated systems, making decisions about repair versus replacement based on system analysis and operational needs. Clears obstructions from sinks, toilets, and drainage systems, ensuring compliance with water regulations.
- Diagnostic & Inspection Services: Leads diagnostics using specialized test equipment, evaluates system efficiency, and implements solutions to enhance performance, including recommending upgrades or replacements for improved efficiency.
- Compliance & Regulations: Ensures all work complies with relevant codes, industry standards, and safety protocols, including EPA refrigerant handling regulations.
Additional Trade-specific Responsibilities (Carpenter, Painter, Electrician):
- Carpentry: Constructs and installs complex structures, ensuring high standards and compliance with codes. Reads and interprets blueprints and builds structural elements for Club and condo facilities. Performs framing, finishing, and general woodworking tasks, ensuring safety and quality standards. Cross functional collaboration with remodeling, renovations, and custom carpentry projects as needed.
- Painting: Takes initiative in preparation and execution of detailed painting projects, including surface repairs and ensuring compliance with environmental and safety standards.
- Electrical Systems: Diagnoses and resolves electrical issues, making decisions regarding necessary repairs, code compliance, and system upgrades. Diagnoses and resolves electrical issues including troubleshooting power failures, installing, repairs, and maintains of electrical systems. Assists in upgrading electrical infrastructure to improve efficiency and enhance facility safety.

- Technical Expertise: Advanced knowledge and demonstrated expertise in mechanical, electrical, HVAC, carpentry, plumbing, welding, and other skilled trades, with the ability to independently assess, diagnose, and resolve complex issues.
- Leadership & Supervision: Ability to independently manage work orders, prioritize tasks, and lead efforts related to skilled trades, including training and overseeing junior personnel and contractors.
- Regulatory & Safety Compliance: In-depth knowledge of OSHA regulations, local codes, and safety procedures, ensuring full adherence to legal and safety requirements.
- Problem Solving & Decision Making: Strong judgment and analytical skills to independently assess complex situations, prioritize tasks, and implement solutions with minimal supervision.
- Communication & Record-Keeping: Demonstrates superior written and verbal communication skills, maintaining accurate records of work completed, and managing communications with contractors, vendors, and team members.
- Equipment & Tool Use: Skilled in operating specialized power tools, computerized monitoring systems, and preventative maintenance programs.
Minimum Qualifications:
- Education: High School Diploma or G.E.D.
- Experience: Minimum five (5) years of experience in one or more skilled trades, with demonstrated leadership capabilities and technical expertise.
- Certifications/Licensing: Preferred certifications or formal apprenticeship training in one or more trades.
