Summary of Duties: Under the general supervision of the Director of Facilities, this position is responsible for supervising and coordinating the work of staff involved in the maintenance and repair of Township building structures and grounds. The Facilities Supervisor will support staff as needed and perform the following duties.
Essential Employee Responsibilities: During emergency conditions, subject to being called to work in the event of a disaster, such as a hurricane, or other emergency situation and are expected to perform emergency service duties, as assigned.
Essential Duties and Responsibilities:
- Supervise daily activities of staff to ensure operational efficiency, including coordinating tasks across departments and managing schedules of assigned employees.
- Supervise grounds maintenance activities, such as lawn mowing, hedge trimming, weed removal, and raking and disposing of leaves and refuse.
- Responsible for the custodial management of all Township locations and facilities. Direct workers engaged in the general cleaning and maintenance of facilities, including tasks such as buffing, dusting, sweeping, mopping, vacuuming, and washing windows. Assist with listed tasks as needed.
- Direct workers engaged in painting and/or performing structural repairs to masonry, woodwork, and furnishings of buildings.
- Oversee compliance with all regulatory and permit requirements, including Fire Life Safety preventive maintenance and inspections, fire extinguisher checks, and management of utilities infrastructure (electrical, water/MUD, gas).
- Perform repairs and preventative maintenance of access controls, gate operators, auto door operators, general locksets and door hardware.
- Study production schedules and estimate the number of hours required to complete job assignments.
- Perform building operating systems’ preventative maintenance procedures, repairs, and adjustments.
- Monitor and adjust HVAC systems, electrical and plumbing, security systems, and access controls.
- Inspect completed work for conformance to blueprints, specifications, and standards.
- Request tools, equipment, and supplies as needed for operations.
- Coordinate support services for other departments, including furniture relocation and receiving and storing supplies.
- Repair ice machines, water fountains, door controls, timers, toilets, water heaters and change lamps.
- Inspect roofs, drains, and perform routine cleaning.
- Observe and enforce safety precautions and safety rules and regulations; requires safe working procedures by subordinates; maintain work areas in a clean, safe, and orderly condition; operate maintenance equipment as required.
- Interpret company policies to workers and enforce safety regulations, suggesting changes as needed to increase safety and efficiency.
- Establish or adjust work procedures to meet production schedules.
- Analyze and resolve facilities problems or assist workers in solving work problems.
- Maintain time and production records.
- Confer with other department supervisors to coordinate activities of individual departments.
- Participate in emergency response team efforts.
- May be required to work special events on nights, weekends, or holidays.
- Perform other duties as assigned.
Supervisory Responsibilities: Directly supervises two employees. Fulfill supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and resolving problems.
Work performed by those being supervised is semi-complex.
Qualifications
Minimum Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education: Associate Degree (A.A.) or equivalent from two-year College or technical school.
Experience: Three (3) years of related work experience and/or training; or equivalent combination of education and experience. Two (2) years of supervisory experience required.
Licenses and Certifications:
- Must possess or obtain within the first ninety (90) days of employment a valid Texas driver's license and meet the driver safety policy requirements.
- Air conditioning and refrigeration, plumbing, electrical preferred.
Computer Skills: To perform this job successfully, an individual should have knowledge of Contract Management systems, Building Maintenance systems, BAS Building Automation Systems, lighting controls, order processing systems and MS Office.
Language Skills: Have the ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Has the ability to write routine reports and correspondence. Have the ability to speak effectively before groups of customers or employees of an organization.
Mathematical Skills: Have the ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Have the ability to apply concepts of basic algebra and geometry.
Reasoning Ability: Have the ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Has the ability to interpret a variety of instructions furnished in written oral, diagram, or schedule form.
Technical Skills: Skilled: Work requires practical knowledge of a technical field with use of analytical judgment and decision-making abilities appropriate to the work environment of the organization
