Responsibilities:
Able to multitask with a strong understanding of the construction industry. Excellent communication skills and interpersonal abilities, including negotiation skills, while driving construction project management functions and support development departments concerning predevelopment, design, and entitlement processes. The Project Manager is responsible for the oversight of commercial/retail construction projects throughout the US of various sizes and scope (including new construction, renovation, and repairs) from conception through final walk-through and acceptance. The ideal applicant will be highly organized, with the ability to plan ahead in order to meet deadlines and keep projects under budget. As the owner’s rep you will manage the established project budget and schedule through the entirety of your project as well as compliance with required permitting, zoning, bonding, and insurance coverage keeping company informed every step of the way. The position will manage architects, general contractors, subcontractors, vendors and suppliers from start to finish. Currently the company has 20 development projects in the pipeline. Each construction project up to approximately 11,000. S.f.
Construction Project Manager Job Requirements:
- Effectively manage multiple construction projects that are in different stages of completion and locations including code compliance, project scope definition, preparation of project budgets, coordination of appropriate working documents/specifications, solicitation of bids, value engineering, review and evaluation of bids, awarding of contract, construction administration and project close out based on established Company guidelines
- Work collaboratively with and maintain effective communication with client managers, tenant, and asset management to ensure that project scope definition is clearly established and understood for all projects
- Oversee construction projects from beginning to end
- Manage the budget and estimate costs
- Must be knowledgeable of regulations and permits requirements
- Coordinate with the architects, consultants, contractors, and sub-contractors as required
- Predevelopment Conceptual estimating and coordination of due diligence
- Ensure all projects are in compliance with building standards as well as applicable local, state and federal code/regulations as required
- Perform bid comparison and evaluation for inclusion of all scope and related costs
- Interpret construction documents and bids to determine opportunities for cost/time savings and value engineer opportunities
- Once entitlement approval has been obtained, coordinate the execution of the contract documents and schedule work
- Initiate appropriate project schedule and critical task trackers to manage progress of each project as related to approved budgets and timelines
- Implement/coordinate all required change requests & change orders, make recommendations, and assess impacts to budget & schedule.
- Maintain all required project data and records, log and track all design changes and modifications, construction changes and contract modifications during the construction process
- Procure all project close out documents
Qualifications:
Bachelor’s degree in engineering, architecture, or construction management (years of industry work experience also considered)
- 7 – 10 years of experience working as a construction project manager for commercial properties
- Experience with retail construction projects preferable
- Knowledge of the commercial real estate industry
- Well organized with the ability to manage competing priorities
- Excellent problem-solving skills
- Strong analytical skills with the ability to coordinate/manage multiple projects & task at once while effectively resolving problems in a timely manner
- Ability to work well under pressure while handling unexpected situations
- Skilled with Microsoft office suite and various project management software platforms
- Deep knowledge of all aspects of the construction field with the ability to read, understand, explain, and execute information shown on the construction documents
- Must be able to work well in tight time constraints and flexible to do whatever it takes to get job done
- Strong interpersonal skills with the ability to interact professionally with all team members – from subcontractors to CEO’s
- Excellent Negotiation and communication skills
Salary : $150,000 - $190,000
