What are the responsibilities and job description for the Real Estate Inside Sales Agent position at Theory Real Estate?
Theory Real Estate is looking for an Inside Sales Agent for our Investment Team. The main objective for this position is to generate quality real estate investment leads & opportunities through cold lead generation - Specifically cold calling.
RESPONSIBILITIES
Schedule - 40 hours per week on cold lead generation in Theory Real Estate’s office
- 24 hours per week: Happy Neighbors Initiatives
- 12 hours per week: Cold Call Campaigns
- 4 hours per week: Misc Activities and Meetings
Meetings:
- Tuesday (in person): 10 - 11 AM at the office
- Friday (virtual): 9 - 10 AM over Google Meets
- Weekly 1 on 1 meetings with the Director of Investments (30-60 mins): Schedule TBD
Events/Team Activities:
- Sales Rally (Tuesday): 11 AM - 12 PM at the office
- Sales Rally (Monday/Wednesday/Friday): 3:30 - 5 PM over Google Meets
- WAREI Networking (3rd Thursday Each Month): 6 - 9 PM at Edison Square
You are responsible for:
- Utilizing the provided Dialer for all outbound calls.
- Following various touch plans designed by Management to get in touch with as many sellers as possible. As well as collaborating with Management to design a sales funnel to yield the best results.
- Qualify each lead you talk to trying to get the following information: Motivation, Timeline, Condition, Price, and Occupancy (as needed).
- Sending each lead acquired promptly to the Acquisitions Team with an email template provided by Management.
- Reporting Key Performance Indicators (KPIs): All of your calling efforts and results will be tracked on a KPI sheet. This will track things such as time of day calling, how many dials you make, your answer rate, correct number rate, conversion rate from cold lead to warm lead, etc.

- Represent Theory & Investments Team with the highest level of integrity/respect for the business, people we are engaging with, and our surrounding community.
- Maintain a positive, can-do, patient, problem solving attitude through each call, meeting, team activity, etc.
- Show up every day ready to work and succeed (especially when it’s hard!)
- This position has a minimum expectation of 2,000 dials per 40 hour week (50 dials per hour)
- All leads procured during your work here belong to the brokerage.
Provided to You
- Dialer (Mojo): This is a cloud based phone number / dialing system. This is one of the older companies around and has a very user friendly platform that we also have instructions to share for using this platform.
- Data: We will pull various data lists for you to call. Whether that is a random list with certain criteria, data from our Happy Neighbor Initiatives around all of our properties, Driving for Dollars leads that the agents collect, or any other list we see fit.
- Scripts/Sales Training: We have a number of scripts, objections sheets, guidelines for calling, a weekly sales training with our Sales Director, etc that will be provided to you.
- Office: You will have access to our office space and internet outside of team hours/meetings/activities to use it for your work. There will also be a private designated area for cold calling to use.
COMPENSATION AND OTHER DETAILS
- $20/hour for 40 hours per week (paid biweekly)
- Each transaction that the Investment Team closes from a lead that you generated (either by purchasing in-house, facilitating a deal to another investor, or listing), the ISA will receive a bonus equal to 0.25% of the sales price. This will be paid out quarterly within 15 days of the end of the previous quarter.
- For every 5 deals closed within a quarter (brought to the team from your efforts), you’ll receive an additional bonus of $5,000. 10 deals in a quarter unlocks another $5,000 and so on. This will be paid within 15 days of the end of the previous quarter.
- If we close 20 deals within the year (brought to the team from your efforts), you’ll receive an additional bonus of $10,000. This will be paid within 15 days of the end of the previous year.
- This position is eligible to participate in Theory’s health insurance. Theory covers 60% of Employee and 0% of Spouses/Dependents
- 0.05 hours of PTO per 1 hour worked (1 hour of PTO for every 20 hours worked)
