Position: Maintenance Technician II
Reports To: Maintenance Manager
General Description: Maintenance Technician II is responsible for performing advanced maintenance, repair, and installation tasks across complex facility equipment and systems. This includes plumbing, electrical, HVAC, carpentry, and mechanical systems. The Technician II will lead troubleshooting efforts, collaborate with contractors, and provide guidance to junior technicians to ensure the optimal performance of all building systems. This role plays a key part in proactive maintenance planning and emergency response.
Job Responsibilities:
- Serve as on-call support for emergency repairs, ensuring rapid response and resolution.
- Enter, update, and complete work orders accurately through the e-maintenance system.
- Oversee the maintenance and troubleshooting of 45 rooftop units (RTUs) (10, 18, and 30 tons) and manage complex repair coordination.
- Develop and implement comprehensive RTU maintenance schedules, including filter replacements and component inspections.
- Perform inspections and repairs on heater cords, extension cords, and electrical systems.
- Conduct daily rooftop inspections, document system performance, and escalate critical issues as necessary.
- Coordinate with external contractors for advanced RTU repairs and servicing.
- Maintain and optimize irrigation systems and Dosatron equipment to ensure operational efficiency.
- Oversee the installation and configuration of equipment, ensuring compliance with operational and safety standards.
- Diagnose and repair mechanical, electrical, low-voltage, and plumbing systems.
- Lead emergency maintenance responses, providing expertise and minimizing downtime.
- Perform and supervise repairs to reduce operational disruptions.
- Monitor and ensure all facility equipment operates at peak performance.
- Identify, diagnose, and resolve complex equipment issues in collaboration with engineering teams.
- Train and mentor junior maintenance staff, promoting skill development and adherence to safety protocols.
- Assist with facility renovations, expansions, and upgrades by providing technical oversight.
- Ensure facility cleanliness, organization, and compliance with safety standards.
- Operate scissor lifts and other facility equipment safely and effectively.
- Maintain accurate records of all maintenance activities and report regularly to the Maintenance Manager.
- Troubleshoot and resolve HVAC system issues efficiently.
- Monitor the Trane Tracer system to identify and address any performance concerns.
- Perform all necessary plumbing and irrigation repairs to sustain facility operations.
- Carry out additional duties as assigned to support overall facility maintenance and operational goals.
Job Requirements:
- Ability to work independently and follow instructions.
- Must be able to work as high as 35 feet
- Complete all maintenance training necessary (including scissor lift)
- Strong knowledge of carpentry, electrical, HVAC, and plumbing systems.
- Proficiency with advanced tools and diagnostic equipment.
- 3-5 years of experience in facility maintenance or related field.
- Leadership, organizational, and time management skills.
- Experience training and supervising staff.
- High school diploma or equivalent required; technical certification preferred.
- Strong problem-solving and troubleshooting skills.
