Day In The Life
- Responsible for the horizontal construction process including site assessments, feasibility. Permitting, fencing, demolition, grading, utilities connection, purchasing and preparing and managing budgets, adhering to jurisdictional requirements, and overseeing all contractions and vendors
- Collaborate with the land acquisition and feasibility team to assess potential site development viability, development costs and timeline. Perform due diligence to aid in the decision of acquisition as needed.
- Preparation and processing of entitlement applications, ranging from annexation and zoning, subdivision/platting, site development permitting, development agreements, PUDs, and utilities planning and permitting.
- Engage and manage third party consultants such as engineers, architects, planners, surveyors, geotechnical/environmental specialists to secure all necessary entitlements for project approvals.
- Create detailed cost analysis, development budgets, and development schedules for projects from project conception to closing for accountability and accuracy, and report to division management as required.
- Participate in the value engineering of plans to find optimal solutions and cost savings, where possible.
- Secure all necessary utilities for projects and coordinate with all utilities providers to ensure timely delivery of services.
- Work with local, state, and federal jurisdictions to receive necessary permits for development.
- Manage consultants, trade partners, governmental agencies, utility providers and others to keep projects on time and budget.
- Manage all consultants and contractors’ contracts, invoices, change orders, and project closeouts.
- Create bid packages for consultants and trade partners.
- Assist the construction team with overseeing construction activities to meet all jurisdictional requirements for final subdivision acceptance.
- Ensure that photos of all exteriors, front, sides, back, trees, grading issues, property lines, fencing, power poles, overhead lines electrical, street trees and utilities are taken prior to any demolition work.
- Direct property corner, building envelope and grading staking as well as lot grading and pad preparations.
- Manage bidding of all land development scopes of work and lead bid awarding
- Works closely with the build sales team to determine feasibility of potential deals.
- Responsible for timely input and accuracy into all systems to be access for just in time information for budgeting, planning, accounting, and tracking progress.
- Bachelor’s degree in Land Development or related field
- 3-5 years’ experience in Land Development
- Must possess a valid Driver’s License
- Demonstrated experience managing process.
- Experience leading functional and cross functional projects and teams and proven effectiveness as a matrix leader.
- Has advanced knowledge of the homebuilding process with specific focus on land development and engineering.
- Able to read blueprints, land plans, and knowledge of how to assess fit and cost for all horizontal construction.
