Three Brothers Concrete is a Denver-based concrete contractor founded in 2003. We are seeking a Commercial Concrete Project Manager. The Commercial Concrete Project Manager will manage the scope of assigned projects through completion on time and under budget. In this role you will be responsible for promoting and ensuring site safety, and have a comprehensive knowledge of day to day field operations for assigned project(s) including: planning, coordinating, sequencing work, procurement of materials, and supervising concrete crew foremen, subcontractors and vendors to ensure the work is completed on time, within budget, while adhering to Three Brothers Concrete quality standards.

SAFETY
- Promotes safety and site cleanliness on job site and implements, enforces, and effectively manages Three Brothers Concrete safety policy and procedures
- Develop safety site plans for GC and TBC
PLANNING/SEQUENCING/CHANGES
- Establish and maintain good relationships with vendor staff, TBC staff, and general contractor staff
- Understand the scope of work of assigned projects; evaluate, accept and execute within budget assumptions
- Prepare RFIs as needed
- Attend pre-construction and construction project meetings
- Maintain master schedule for project portfolio
- Evaluate and accept project budget assumptions prior to project start
- Hold planning meetings with assigned foremen to calculate project material requirements and order accordingly
- Understand the weekly task sequencing of work for the job and required resources
- Identify, communicate and resolve potential conflicts which would impact the project safety, quality, completion deadline, and budget
- Develop schedule of values for the project
- Prepare and review change orders, including time extensions, with the appropriate personnel before submittal to GC. Maintain the change order log and, upon receipt of executed change orders, distributes documents as required to company and subcontractor field personnel. Prepares cost control budget adjustments and executes in a timely manner
- Perform take-off quantities to calculate labor, material, equipment, and sub requirements (units and costs) for change orders
LEGAL
- Develops an understanding of the prime contract review legal subcontractor agreements to recommend changes to GC contracts prior to project start date
TECHNOLOGY
- Sets up projects across different technology platforms ahead of project start
- Updates changes in scope, timeline, and budget across technology platforms
PROCUREMENT / SCHEDULING / PRODUCTION ANALYSIS
- Procures necessary material and equipment
- Coordinates submittals with GC
- Order / schedule crew labor, subcontractors, materials or equipment deliveries
- Review jobs in progress to verify production rates, and make changes as necessary
- Review and approve timesheets and invoices to confirm that internal and external products and services were performed within the budget
INSPECTIONS / QUALITY
- Perform visual inspection of project site prior to start of project phase, prior to pours, and upon milestone completion
- Oversees quality control program and oversees execution of punch list program
BILLING / PROGRESS
- Assist accounting department with billing activities
- Assist in compiling weekly job costing and production reports
- Oversees quality control program and oversees execution of punch list program
- Provides concrete crews and subcontractor’s a detailed breakdown of daily work activities
- Ensures that material and equipment plans are properly implemented
- Ensures required inspections are scheduled, coordinated, performed, tracked and closed out
- Assists in project expense forecasting as needed
CLOSEOUT / MISC
- Compiles close‐out requirements including warranty letter to GC
- Confirms that all scope and billing are complete
- Confirm that all invoices have been received
- May be called upon to perform other duties

TECHNICAL SKILLS AND KNOWLEDGE REQUIRED
- Must be able to understand and read drawings and specifications
- Ability to fully quantify work based on plans and assumptions of the design intent
- Intermediate to advanced computer skills with the ability to use MS Office with proficiency (Word, Excel, Outlook, Project, and PowerPoint)
- Requires comprehensive knowledge and understanding the sequencing of work
- Requires comprehensive knowledge of different formwork and construction systems and facilitates the interaction between those systems
LEADERSHIP AND COMMUNICATION SKILLS REQUIRED
- Effectively manages problem prevention strategies to limit reactionary practices
- Supervises, trains, motivates, counsels and disciplines staff
- Ensures project goals and expectations are realistic, achievable, and revisited/revised at appropriate times during the life of the project
- Clearly defines goals, understands audiences, manages productive meetings, and manages and builds team morale
- Ability to write clear and concise thoughts in a professional manner
- Excellent written and oral communicator
QUALIFICATIONS
- Four‐year construction‐ related degree or equivalent technical training and related experience, plus a minimum of 8 months of similar commercial concrete construction project management
- An advanced knowledge of construction methods; codes, standards, plus in‐depth understanding of the interdependence and relationship between other functional units, is required
- Must possess excellent communication and interpersonal skills
- Matrix Management: ability to manage a labor team assigned for each project
PREFERRED: Bilingual in English and Spanish; availability and willingness to work an average of 10 hours M-F and on Saturdays as needed to complete projects on time.
