JOB SUMMARY
The Maintenance Supervisor is responsible for leading, supervising and directing the day-to day operations of the district maintenance & grounds departments. Also oversee all building projects and contractors to ensure that all district facilities and equipment function properly, meet the needs of educational activities and programs, and remain in prime operating condition for the safety of students, staff and community members.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Essential duties of this position include the following. Employees in this position perform some or all of the following tasks. Other related duties may be assigned.
1. Follows, maintains, and enforces all District policy(ies) and procedures.
2. Understanding of appropriate collective bargaining agreements as well as all state and federal laws/regulations.
3. Examines school buildings on a regular basis for needed repairs and maintenance.
4. Meets regularly with building administrators and others to determine district facility requirements & needs.
5. Acts as an advisor to the District Accounting Manager on all questions and matters related to the facilities.
6. Establishes and recommends priorities on all District maintenance projects.
7. Manages and prioritizes District maintenance and repair ticket requests.
8. Oversee scheduling of maintenance personnel, along with assigning maintenance tickets.
9. Responds to after hours calls/emergencies and is available on a 24/7 on call basis.
10. Keeps walks, parking areas, grounds and entrances clear and clean.
11. Responsible for building security including unlocking doors and windows, for start of day and/or locking doors and windows, and securing buildings at end of day.
12. Estimates and prepares reports on cost of repair projects in terms of labor, material and overhead.
13. Assigns, supervises and assists other school crews of employees in maintaining school buildings and grounds.
14. Performs annual backflow testing.
15. Ensures maintenance and care for all tools and equipment and makes repairs as necessary.
16. Develops and plans for seasonal work needs.
17. Develops a system for dealing efficiently with emergency repair problems.
18. Initiates purchase orders for materials, as needed.
19. Ensures that set-up, take down and moving of tables, chairs and equipment meetings, athletic events, graduation is accurate and efficient and meets District needs.
20. Makes recommendations for the maintenance budget and the purchasing of supplies and equipment.
21. Consults with building Administrators/Supervisors regarding the establishment of regular preventive maintenance programs.
22. Advises on the hiring of contractors to perform specific maintenance or repair services.
23. Assists in hiring and evaluating the performance of all maintenance staff on a regular basis.
24. Maintains an inventory and recommends the purchase of suitable supplies, tools, and equipment.
25. Works constantly to promote the safety, health and comfort of the students and employees and is also responsible for the District Hazard Communications Book. (MDS sheets)
26. Oversee State and Federal-mandated facility testing and reporting is completed by due dates.
27. Keeps the Superintendent and Principals advised of all maintenance problems and changes and makes recommendations as they are needed and/or desired.
28. Coordinates with district contractors, third party vendors, and community for capital projects and maintenance or facility work
29. Reports safety, sanitary and fire hazards immediately to the appropriate agency and supervisor.
30. Provide monthly reports to Superintendent on district wide projects and progress.
31. Interacts thoughtfully and courteously with students, staff and parents and resolves conflict in a professional manner.
32. Maintains appropriate certifications and training hours as required.
33. Attends work regularly and is punctual.
PHYSICAL DEMANDS
While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to walk; use hands for fine manipulation, handle or feel; reach with hands and arms; stand and stoop, kneel, crouch or crawl. The employee is occasionally required to sit, climb or balance and smell. The employee must regularly lift and/or move up to 50 pounds and occasionally more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, ability to adjust focus, depth perception and peripheral vision. Demonstrate strength and dexterity to operate maintenance tools and machinery.
