As the Director/VP of Real Estate at Thrive Restaurant Group, you will oversee and manage the corporate real estate portfolio. In this role, you’ll work closely with the Chief Financial Officer (CFO) as well as external partners, and you will be responsible for the development and proactive management of our real estate assets. You will lead work on Thrive’s real estate functions including site selection, lease negotiations, real estate agreements, support in review of leasing documents, critical date tracking, lease amendments, purchase/sale agreements, ongoing portfolio management, and communication with internal and external stakeholders. This role requires strong negotiation skills, attention to detail, and the ability to analyze and resolve complex real estate matters.
To be successful in this role, you’ll need to be passionate, curious, hungry, and driven, with strong attention to detail, comfort and experience with negotiations, in addition to organizational and critical thinking skills. You’ll be expected to communicate clearly and concisely, with the ability to analyze complex real estate issues confidently.
Essential Duties and Responsibilities:
Work closely with the CFO on expansion plans, including site selection and lease negotiations for new and emerging concepts.
Negotiate, structure, and review leases, lease amendments, and purchase/sale transactions.
Oversee the timely and accurate abstraction of all leases and lease amendments.
Critical date/clause tracking- including lease termination dates, renewal notifications, rent escalations, ROFR, easements/other property rights, and environmental changes.
Serve as the point of contact for internal teams, including the C-Suite, Accounting, Facilities/Construction, and Finance teams, and stakeholders ensuring alignment on real estate matters.
Leverage external third-party relationships with brokers, developers, legal counsel, and consultants to ensure that Thrive is represented in a cost-efficient and effective manner.
Continuously analyze the real estate portfolio to identify opportunities for growth, profitability, and optimization of organizational resources.
Stay informed about real estate trends and market opportunities through continuing education and industry research.
Education and Experience Requirements:
Education:
Bachelor’s Degree in Real Estate, Business Administration, Accounting, Entrepreneurship, or Finance.
MBA or related Master’s degree is a plus.
Experience:
7 years of progressive experience in corporate real estate at a growing organization.
Experience leading teams, both internally and with third-party partners (e.g., brokers, attorneys, contractors).
Strong background in site selection and demonstrated success in lease negotiations and lease renewals.
Ability to manage real estate transactions from inception to completion with minimal oversight and the ability to exercise sound judgment.
Proficient in analyzing and redlining lease agreements, balancing both business and legal considerations.
An ownership mentality, with the curiosity and desire to learn about Thrive’s business in general and a desire to take initiative and influence others.
