Who you are:
- High School education. Technical schooling background preferred. Ability to understand and follow instructions in English, communicate effectively, and perform simple arithmetic.
- A valid First Aid/CPR and AED card required, or the ability to obtain within 90 days.
- A valid driver's license is required or the ability to obtain it within 90 days of hire.
General Summary:
The Plant Operations and Safety Technician is responsible for maintaining all aspects of the physical plant and safety within the community and physical property. The Plant Operations and Safety Department mission is to provide a safe, functional, sanitary, and comfortable environment for the residents, staff, and the public. This includes conducting preventive maintenance, routine servicing, seasonal repairs, and changes to building equipment and plumbing repairs, as well as rounding, monitoring, and securing the property, both interior and exterior. The plant operations and safety technician will exemplify the hospitality promises in the actions displayed throughout working in the community. This role has heavy emphasis on unit turnover and special projects but may be back up to support daily operations.
Essential Job Duties:
- Performs general maintenance duties such as: fixing wall covers, floor covers and some furniture and fixtures; plumbing work, minor electrical repair, and appliance repairs.
- Performs painting, refurbishing projects, new installations.
- Performs building repairs and maintenance.
- Accomplishes all work in the order of priority.
- Assists during winter with snow removal efforts.

- Duties require the ability to effectively communicate both verbal and written to successfully use multiple software tools for managing information.
PHYSICAL REQUIREMENTS/WORKING CONDITIONS :
Moderate to heavy physical effort; may be exposed to the elements (heat, cold, rain, snow); work in area with high voltage electricity, hazardous equipment and moving parts; work on roof top and other high places; ability to set up and climb ladders safely with tools and equipment necessary for assigned work; must be able to lift 80 pounds; must be able to walk, stand and stoop for an extended period of time (over 80% of the time); exposure to a variety of chemicals and dust daily; may be exposed to the HBV and HIV viruses.
