The Head of Real Estate Sales & Marketing is responsible for driving real estate sales performance, both for developer sales and owner resales. This position will provide central support to independent sales agents and brokers across our global portfolio while leading sales operations, marketing, administration, and analytics.
This leader will be accountable for exceeding sales targets, improving operational efficiencies, optimizing marketing strategies, and fostering a high-performance culture among our real estate sales professionals. This role requires deep expertise in luxury real estate sales, marketing, contract negotiations, and sales team leadership.
ESSENTIAL FUNCTIONS:

Sales Leadership & Agent Support
- Serve as the central sales operations leader for independent real estate sales agents and brokers worldwide.
- Provide strategic support, training, and accountability to ensure sales professionals exceed targets.
- Develop and implement best practices for lead nurturing, sales pipeline management, and conversion optimization.
- Establish and enforce performance metrics while fostering a results-driven sales culture.
Sales Operations & Administration
- Lead sales operations, administration, and contract negotiations to ensure seamless execution of transactions.
- Analyze market trends, sales performance data, and pricing strategies to maximize sales potential.
- Develop Salesforce reporting structures and dashboards to track progress, measure performance, and inform decision-making.
- Improve and document sales processes to enhance efficiency, consistency, and compliance across properties.
- Ensure compliance with corporate sales policies, licensing requirements, and regulatory standards, enforcing best practices in contract execution and sales governance.
Marketing & Lead Generation
- Oversee all real estate marketing efforts, including developer sales and owner resales, ensuring alignment with the Timbers brand and sales objectives.
- Collaborate with marketing teams to generate high-quality leads through digital campaigns, CRM strategies, and targeted outreach.
- Optimize lead management and nurturing strategies to drive higher sales conversion rates.
- Develop and oversee marketing content, advertising, and sales collateral to enhance engagement with prospective buyers.
- Develop and manage relationships with third-party real estate brokerages and marketing partners to expand lead generation and sales opportunities.
Collaboration with Resort Operations
- Work closely with resort operations teams to ensure exceptional experiences for prospective owners during on-property visits and sales presentations.
- Partner with resort leadership to create seamless transitions for new owners, enhancing long-term satisfaction and engagement.
- Develop strategies to generate referrals from existing owners, fostering long-term loyalty and advocacy.
Financial & Budget Oversite
- Develop and manage real estate sales and marketing budgets, ensuring cost-effective strategies.
- Forecast sales revenue and provide leadership with data-driven projections and insights.
- Maintain accurate and timely financial and sales performance reports, providing regular updates to leadership, project ownership groups, and Timbers Board of Directors.
QUALIFICATIONS & SKILLS:
- 10 years of experience in luxury real estate sales and marketing, preferably within resort, vacation ownership, or private residence club sectors.
- Proven track record in leading sales teams and driving consistent revenue growth.
- Expertise in sales operations, contract negotiations, and performance management.
- Strong analytical skills, with the ability to interpret data, assess market conditions, and make data-driven recommendations.
- Proficiency in CRM platforms (Salesforce), marketing automation (Pardot), and reporting tools.
- Exceptional leadership, communication, and relationship management skills.
- Ability to travel as needed to Timbers properties worldwide to support sales teams and brokers.
