Mechanical Assistant Project Manager/Coordinator
We are currently seeking an experienced Assistant Project Manager to manage multiple multifamily projects.
The Assistant Project Manager provides overall management and direction for the contracted work on assigned construction projects. Duties will include managing the construction and pre-construction processes by completing project buy out, submittal documents, monitoring job costs, monthly billing, scheduling and providing leadership to the field management team. The Assistant Project Manager will provide direction and guidance towards all aspects of the project and their team members. Communication and Honesty are key elements to the success of the project and the company. Veterans are highly encouraged to apply.
Other responsibilities include:
Perform the project Pre-construction process.
Review contracts
Provide accurate submittal packages for project team and GC
Ensure quality on all projects and within budget.
Negotiate, procure and manage product/equipment purchases and subcontracts
Create and manage RFIs and Change Orders.
Provide detailed scope to Field Managers and Labor subcontractors
Review all contract changes and incorporated into the main contract
Provide costs for changes to work scope
Prepare warranty set up and communicate information to warranty manager
Manage all financial aspects of the projects contract
Establish the cost estimate after purchased contract for project goals
Create schedule of values
Provide monthly billing and assess projects estimated cost monthly
Complete project closeout
Communicates directly to company President
Coordinates on site meetings and communication with GC
Reviews and manages coordination drawings for projects as needed
Experience
EDUCATION AND/OR EXPERIENCE
* 5 years experience and/or training; combination of education and construction experience
* Bachelor degree or Military Experience preferred
* Understanding of HVAC systems, and Construction
* Understanding of Plumbing is a plus
* Computer proficiency a must (Word, Excel, MS Project, etc.)
* Communication is key
* Must Live in the DC/VA area and able to commute to Manassas Park, VA
