Under the direction of the Property Manager, the Service Tech is required within the Fair Housing regulations to perform maintenance, preventative maintenance, make-readies, manual labor, and semi-skilled work in maintenance and grounds in an efficient, safe and timely manner. The Service Tech is required to prepare and maintain reports and records of the maintenance problems, establish priorities, and assist in inventory control.
Required: High School Diploma or equivalent. Valid Driver's License
Preferred: 3 years of maintenance experience.

Qualifications

- Perform maintenance and preventative maintenance in the areas of heating, ventilating, air conditioning, appliances, plumbing, electrical work, minor carpentry to alter or repair, and minor painting.
- Responsible for completing all make readies accurately and by the due date.
- Establish daily priorities to ensure all work orders are completed within 48 hours.
- Responsible for completing air filter changes and other preventative maintenance tasks as assigned.
- Responsible for installing lock devices in doors, desks, office equipment and other units, and repairing or making alterations to locking mechanisms and units.
- Perform custodial duties in a safe and efficient manner that include but not limited to keeping buildings in a clean and orderly condition, shoveling snow, deicing properties, picking up trash, inspecting interior and exterior of the buildings for appearance, cleanliness, and sanitary conditions, and other custodial duties as directed.
- Audit the inventory and PAR levels at property shops weekly; report all discrepancies promptly to the Facilities Manager.
- Order product to maintain the PAR levels set by the Facilities Manager at the property shops; make recommendations to the Facilities Manager on PAR level updates as necessary and in accordance with property workflow.
- Ensure products are received and signed for upon delivery.
- Inspect product shipments for accuracy and/or damaged product, report issues promptly to the Facilities Procurement Manager.
- Ensure maintenance shops are kept clean, maintained, and organized.
- Participate in the on-call shift rotation and follow all procedures outlined in the On-call Policy; respond to emergencies as outlined in the Standard Operating Procedures Manual.
- When applicable, operate company vehicles within state laws and company policies. Responsible for keeping the company vehicle well-kept and safe; report issues in a timely manner to the safety team.
- Report for Snow removal timely to shovel snow and deice assigned properties.
- Maintain accurate reports and records of work orders, labor hours, on-call logs, and mileage; turn in requested reports by the deadlines given.
- Perform other duties in related fields as needed which may include cross-training in related positions.
- Additional duties as assigned.
