This role involves operating and maintaining electrical and mechanical equipment used for heating and hot water provision, as well as ensuring efficient building heat and air-conditioning functions. To succeed in this role, you will need to possess a valid driver's license, have a driving record acceptable to TMAM, and be able to lift a minimum of 50 pounds. Additionally, you should be able to climb ladders to a height of 20 feet, cut grass, trim, and perform other landscaping duties using power equipment. You must also be able to communicate both orally and in writing using English and have access to reliable vehicle transportation for errands.

Responsibilities
This role involves operating and maintaining electrical and mechanical equipment used for heating and hot water provision, as well as ensuring efficient building heat and air-conditioning functions. You will receive direction and instruction from the Site Manager and coordinate your daily activities with them. Key responsibilities include:
- Maintaining heaters, air-conditioners, and other equipment to ensure safe and efficient operation
- Ensuring continuous hot water service and inspecting control equipment for proper functioning
- Performing preventive maintenance tasks such as lubricating motor hearings and pumps, replacing brushes and filters, and checking circuit breakers, switches, relays, starters, connections, and filters for mechanical and electrical faults
- Carrying out all necessary maintenance and repairs on apartments, including furniture removal and reporting any health or safety issues to the Site Manager
- Inspecting buildings, grounds, and public areas weekly and making reports on an inspection form, consulting with the Site Manager regarding deficiencies
- Providing adequate and efficient housekeeping functions to ensure cleanliness of all building halls, walls, stairways, grounds, and other public areas
