Everyday Will Be Different But Your Primary Duties Include
- Determines rental amounts, deposits, and fees to be charged; directs marketing and advertising efforts accordingly.
- Prepares or oversees the preparation of rental agreements or renewals and ensures the collection of specified rents, deposits, and fees.
- Directs functions related to property upkeep and maintenance, including cost management.
- Arranges for alterations, maintenance, upkeep, or reconditioning of properties as specified in management services or lessee agreements.
- Manages vacancy by reconciling deposit returns and chargebacks and monitoring the timeliness of unit turnover.
- Employs or contracts for services including security, maintenance, groundskeeping, and onsite management personnel when required.
- Maintains direct and ongoing communication with property owners, providing updates on occupancy, property condition, and financial performance.
- Reports on property status, including occupancy rates, lease expiration dates, and financial reporting.
- Prepares periodic property condition reports and communicates upcoming needs to owners for review and approval.
- Provides direction and support to the assistant property manager assigned to the portfolio.
- Assists with the eviction of tenants in compliance with court orders and directions from attorneys and owners.
- Competitive salary - $65,000-75,000/year
- Gas Allowance – $150 per month
- Cell Allowance - $40 per month
