Job Overview
We are seeking a skilled and dedicated Maintenance Technician to join our team. The ideal candidate will possess overall maintenance, safety, and functionality of the apartment complex. This role involves performing routine and emergency repairs, preventative maintenance, and property upkeep to maintain a safe and comfortable living environment for residents. The technician will work closely with property management, vendors, and residents to address maintenance requests and ensure compliance with safety regulations and company standards. This role requires a proactive individual who can effectively supervise maintenance tasks while ensuring high standards of customer service and operational efficiency.
Key Responsibilities:
General Maintenance & Repairs:
- Perform routine maintenance tasks, including plumbing, electrical, HVAC, and carpentry repairs.
- Troubleshoot and repair appliances, such as refrigerators, stoves, dishwashers, and washing machines.
- Address work orders in a timely and efficient manner to maintain resident satisfaction.
- Conduct minor drywall repairs, painting, and flooring replacements as needed.
HVAC & Plumbing:
- Inspect and service HVAC systems, including changing filters and diagnosing system issues.
- Repair or replace plumbing fixtures, unclog drains, and address leaks.
- Ensure hot water systems and water heaters are in proper working order.
Preventative Maintenance & Safety Compliance:
- Conduct routine inspections of the property to identify potential maintenance issues.
- Ensure the property complies with local, state, and federal safety regulations.
- Test smoke detectors, carbon monoxide detectors, and fire alarms regularly.
- Maintain maintenance logs and records of repairs, inspections, and service calls.
Property Grounds & Curb Appeal:
- Maintain common areas, sidewalks, and parking lots, ensuring cleanliness and safety.
- Perform seasonal tasks such as snow removal, leaf blowing, and landscaping upkeep.
- Inspect and maintain exterior lighting and security systems.
Emergency Response & On-Call Duties:
- Respond to emergency maintenance requests, including after-hours on-call responsibilities as required.
- Assist in resolving urgent issues such as power outages, flooding, or HVAC failures.
- Work closely with the property management team to prioritize maintenance tasks.
- Communicate effectively with residents regarding maintenance timelines and completed work.
- Coordinate with external vendors and contractors for specialized repairs and services.
Qualifications & Skills:
- High school diploma or equivalent required; technical training or certification is a plus.
- 1-3 years of maintenance experience in a residential or commercial setting preferred.
- Strong knowledge of electrical, plumbing, HVAC, and carpentry systems.
- Experience with power tools, hand tools, and maintenance equipment.
- Strong problem-solving and troubleshooting skills.
- Ability to lift and carry up to 50 lbs. and work in various weather conditions.
- Good communication and customer service skills.
- Valid driver’s license and reliable transportation required.
Work Environment & Schedule:
- Full-time position with standard hours, but may require evening, weekend, and on-call availability.
- Work may be performed indoors and outdoors, with exposure to varying weather conditions.
- Requires physical activity such as bending, kneeling, climbing ladders, and lifting heavy objects.
