Responsibilities & Duties include but are not limited to:- Evaluate, trouble shoot and perform repairs for plumbing, electrical, HVAC, elevators, automatic doors, and fire systems.
- Supervise Maintenance Technician (s).
- Coordinate outsourced repairs when needed.
- Resolve maintenance requests in a timely manner.
- Communicate with property manager about any work that requires assistance.
- Monitor inventory and order items when necessary.
- Monitor operations and appearance of the property and inspect as directed.
- Maintain maintenance records & files.
- Comply with all safety procedures.
- Respond to after-hour emergencies.
- Education:
- High school diploma or GED equivalent required.
- Required Experience:
- 3 ( ) years of experience in building maintenance.
- Skills/Abilities:
- Excellent communication skills both written and oral.
- Ability to concurrently manage multiple, diverse projects.
- High degree of ethics, integrity, confidence, and motivation.
- Familiarity with building construction and systems.
- Work independently in the absence of supervision.
- Operate a variety of hand, power tools, and equipment in a safe and effective manner.
- To perform the job successfully, an individual should demonstrate the following capabilities:
- Have a working knowledge of basic maintenance skills.
- Minimum 2 years working in maintenance.
- Must have experience in troubleshooting standard electrical, HVAC, plumbing and inventory control
- Must be able to assist with Snow Removal
- Must be able to work on site, off site, outdoors and climb stairs throughout course of day
- Must be able to work on call on a rotating shift
- High School diploma or equivalent
