What are the responsibilities and job description for the Facilities Maintenance position at Torrance County, NM?
Under the supervision of the Facilities Director, the facilities maintenance performs routine preventive and general maintenance on all county buildings, including electrical, plumbing, grounds, carpentry, locksmith, custodial, and HVAC; operates a variety of equipment and tools associated with work assignments; ensures buildings and grounds are safe and free from trash and debris; and performs other duties as assigned.
- Assure adequate protection and proper operation of the County’s buildings through regular inspections and routine maintenance and repair.
- Performs work tasks as assigned or from emergency calls from authorized persons, memos, directions and other information and requests to perform corrective and preventative maintenance including electrical, plumbing, grounds, carpentry, locksmith, custodial, drywall, painting, HVAC.
- Operates various equipment and tools to complete repairs and maintenance; and troubleshoots equipment problems to determine nature of problems, utilizing hand and power tools and testing equipment.
- Assure the prompt and timely completion of assigned work orders.
- Assist in maintaining an inventory of materials, equipment, and tools necessary to accomplish various jobs assigned.
- When parts and materials are necessary to perform maintenance, you are responsible for contacting vendors to obtain the best prices and requisitions needed.
- Utilizes the following tools and equipment: Hand and power tools, including power saw, hedge clippers, drills, other equipment, to include plumbing tools, paint brushes, rollers, and scrapers: Push lawn mowers, portable cement mixed, shovels, rakes, wheelbarrow, squeegee, and tractor.
- Assure cost-effective operations through proper care and maintenance of equipment, tools, materials, and supplies.
- Performs landscape and grounds maintenance as assigned; performs weed pick-up and disposes of trash; performs snow removal when necessary; and trims weeds around walkways, flower beds, and walls using appropriate tools.
- Will also use the following general office equipment: telephone, fax, handheld radio, computer, printer, copy machine, and scanner.
- Must be able to perform regular maintenance on County vehicles including but not limited to oil changes, fluid checks, and wiper replacement.
- Responsible for performing various building maintenance duties to include but not limited to, moving furniture as necessary, washing outside windows, buffing hallways, and meeting rooms sets up meeting room for meetings.
- Installs and/or maintains various types of motors, lighting fixtures, circuit breakers, switches, receptacles, ballasts, generators, electrical controls, motor control centers, and programs logic controls; and monitors and changes out a variety of light bulbs when needed.
- Maintain and make repairs to buildings, equipment, furniture, cabinets, doors, windows, framing, and grounds.
- Will be required to ensure the doors to the building are properly secured at the end of each workday.
- Drives to outlying or remote facilities, local facilities, vendor businesses, and other locations as necessary; operates a variety of equipment; loads and unloads equipment off trailers; maintains and ensures proper care in the use and maintenance of equipment, tools, and supplies; and notifies supervisor of supplies needed and/or equipment problems that occur.
- Employee may be required to work irregular hours (including 24-hour call outs), attend job-related meetings, and perform other duties as assigned.
- Complies with departmental and county policies and procedures; follows all safety precautions, protocols, and standards; communicates with staff, other maintenance personnel and the general public; informs supervisor on regular basis of problems and concerns.
- Must be 18 years or older and in possession of a valid New Mexico Driver's License.
- High School diploma or GED required.
- One-year facilities, buildings, and/or grounds maintenance experience preferred.
- Must possess working knowledge and use of various hand tools and equipment used in preventive or general maintenance.
Physical Functions:
- Must be able to lift up to fifty (50) pounds occasionally (up to 1/3 of workday), from ground to waist level.
- Must be able to lift up to one hundred (100) pounds with assistance, occasionally from ground to waist level.
- Must be able to lift up to five (5) pounds occasionally, from ground to overhead.
- Must be able to stand and/or walk up to four (4) hours at one time, and up to six (6) hours per day.
- Must be able to kneel up to one (1) hour a day with intermittent breaks.
- Must be able to crouch up to one (1) hour a day with intermittent breaks.
- Must be able to climb and crawl and maintain balance while using a ladder.
- Must be able to reach in front of and overhead frequently (up to 2/3 of workday), and arms extended occasionally.
- Must be able to twist and rotate occasionally.
- Must be able to push/pull with arms with a force of up to 10 pounds frequently, with a force of up to fifty (50) pounds rarely, when moving furniture and other heavy equipment.
