The Maintenance Supervisor will lead and mentor the Maintenance Team at a 350-unit property in Stockton, CA, overseeing all preventative maintenance, maintenance requests, and unit-turnovers. This leader must have proven experience in multi-family maintenance , developing and following systems designed to achieve property goals, and providing the necessary oversight to ensure Company policies are being adhered to. Of utmost importance is the completion of all tasks safely, efficiently, and economically, while fostering a positive and supportive team environment.
Duties and Responsibilities:
- Manage maintenance technicians, grounds keepers, and housekeepers/cleaners, and coordinate related services with external vendors as needed.
- Hire and train new technicians
- Conduct regular inspections of the property and units (vacant and occupied), to ensure all areas are kept in a safe and marketable condition.
- Oversee the development and execution of preventative maintenance, while proactively identifying and addressing community needs and liabilities.
- Ensure all maintenance requests and turnovers are completed within a specified number of days. Assist team on an as needed basis in completing work orders and turnovers in a timely manner.
- Evaluate, monitor, and improve processes and policies as needed in collaboration with the Community Manager.
- Assist in developing a Scope of Work per property needs, meet with external vendors to discuss, evaluate estimates, and oversee work.
- Prioritize work with the Community Manager to meet property and leasing goals.
- Clearly communicate job status, maintenance/team needs, barriers to job completion, etc.
- Ensure emergency after hours maintenance requests are addressed.
- Maintain and repair equipment.
- Assess when items need to be repaired vs replaced (such as appliances, flooring, etc.)
- Ensure all maintenance and storage areas are clean, organized, and kept in compliance with safety regulations (including equipment, extra appliances, and supplies).
- Maintain inventory of parts to make necessary repairs.
- Oversee maintenance team to ensure work is being done safely, efficiently and economically to manage costs for the Company.
- Review and approve team members’ time off requests and timecards.
- Comply with (and ensure all team members comply with) all policies and procedures, and enforce disciplinary actions if needed.
- Perform other duties as assigned by the Community Manager or Company leadership, including though not limited to overseeing and supporting maintenance at other properties in the portfolio.
Requirements and Qualifications:
- Minimum 2 years' experience in a similar leadership role, within Multi-Family Property Management. Prior experience in hotel maintenance, facilities maintenance, or construction will also be considered, in combination with multi-family property experience.
- High School diploma or equivalency certificate required. Industry certification or designation (CAMT, NAHMS, NAHMT), preferred.
- Must have a valid Driver's License, as well as: a good driving record, current motor vehicle insurance which meets State requirements, and an operable vehicle.
- Must be medically fit for all maintenance duties (lifting up to 50 lbs, bending, kneeling, standing for long periods of time, walking, repetitive motions, etc.)
- Provide all small hand tools necessary to perform routine maintenance (when applicable).
- Must be proficient in speaking, reading, and writing in English.
- Spanish proficiency preferred.
- Proficient computer skills (MS Office, Google Apps, property management-related software, email, internet).
- Knowledge of Fair Housing laws preferred. (Ongoing online training provided and required)
