Job Summary: The Project Manager is a valuable part of the company management team. An individual that deals with the technical aspect and responsible for the budget of a project. The Project Manager must be capable of interacting in a professional manner with all team members from Owner/Contractor, subcontractors, vendors, superintendents, and field personnel. Leader in the overall management direction for a project or group of projects under the direct supervision of a Project Executive. Performs project management duties by processing project documents and information, procuring equipment and subcontracts, monitoring and accurately projecting job costs, maintain billing and schedules and providing technical support and leadership to the field. Develops and maintains customer relationships to foster better communications and develop future work. Makes significant judgments related to project and contractual issues with consultation and direction from the Project Executive. Performs other ancillary duties as required.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Position Specific Responsibilities
1. Plans and Specifications
- Review the plans and specifications.
- Manage or assist with obtaining the permit for the Project.
- Manage the distribution of Contract Documents (plans and specifications) to all team members (Field Managers & Subcontractors).
2. Submittals
- Contact Vendors for submittals.
- Meet with Vendors to review and discuss specialty items.
- Responsible for creating the submittal/delivery log for distribution to the Owner/General Contractor.
- Review submittals for compliance with contract documents.
- Manage submission and tracking of submittals.
3. Purchase Orders
- Complete a detailed equipment list for the field from contract documents & approved submittals.
- Spearhead the buy-out process with guidance on preferred vendors or subcontractors from the Project Executive and/or preconstruction manager.
- Issue purchase orders in accordance with TMS processes.
- Track equipment and delivery dates.
- Review schedule with Project Manager to determine critical delivery dates.
4. Contracts
- Develop and issue subcontracts in keeping with TMS process.
- Assist office personnel with the distribution and tracking of contracts to subcontractors and field personnel.
- Process sub-contractor pay applications in accordance with progress billings.
5. Daily Duties
- Research and generate RFI’s.
- Review and assist in tracking RFI’s.
- Communicate with G.C., subcontractors, field personnel as directed.
- Manage distribution of project documentation.
- Contact subcontractors and vendors as required ensuring completion of work.
- Write correspondence for the project as needed. Document all important decisions (memos, CYA’s, etc.).
- Track dunning letters.
6. Change Orders
- Inform the Field in writing with what is approved and what is not.
- Initiate Subcontractor change orders and Purchase Order revisions.
7. Meetings
- Attend Project Progress Meetings as directed.
- Maintain a calendar showing all meetings and update regularly.
- Review and discuss project status and financials with Project Executive regularly.
8. Close Out Procedures
- Make it happen.
- Obtain As-Built from field and subcontractors.
- Distribute and track Punch List.
- Ensure Owner/G.C. receipt of all Operation and Maintenance data.
- Compile Attic Stock and prepare for delivery.
- Ensure that the Warranty Letter is prepared, submitted, accepted and filed.
9. Teach and Train
- Teach other office personnel the ways and means of Team Management.
Financial Responsibilities
1. Protects the company’s interest by managing all financial aspects of the contract.

EXPERIENCE:
1. Good attendance and performance record in prior positions. Stable work history.
2. 2-5 years of Mechanical and Plumbing Project Management Experience
JOB SKILLS AND EDUCATION:
1. Requires a high school diploma, college degree in relevant focus area is preferred
2. Proficiency at the intermediate level in Microsoft Office; primarily Outlook, Word, PowerPoint and Excel.
3. Excellent verbal and written communication skills.
4. Ability to prioritize tasks, work effectively under stress, meet short deadlines and take direction.
5. Excellent knowledge of English grammar and composition. (bilingual Spanish is a plus)
6. Able to interpret contractual documents, plans, and specifications.
7. Proficient at both technical and business letter writing.
8. Ability to learn computerized job cost accounting systems.

PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT:
Must have the ability to remain calm in a stressful or emergency situation that arises at the work site.
Works on carpeted, concrete, wood, tile and/or vinyl floors or combination within the confines of a commercial building.
Normally works out of a job trailer or in an office setting but walks the construction worksite on a regular basis.
Ability to physically negotiate the hazards of a new construction worksite, e.g.; uneven surfaces, floor openings, heights, construction debris and poor lighting.
Ability to work the schedule required by job demands.
Ability to be on the job site daily to check progress, inspect work and conduct meetings to resolve issues.
