Position Summary:

The Right of Way Agent will be responsible for researching property ownership, securing land rights, and negotiating easements and related agreements required for utility and infrastructure projects. This role requires exceptional communication skills, knowledge of legal documents and land records, and the ability to collaborate across disciplines. The position also involves public-facing responsibilities, including resolving landowner concerns and representing clients at meetings or hearings.

Key Responsibilities:

• Review, interpret, and prepare easements, licenses, leases, permits, and related land rights documents.
• Negotiate with landowners to acquire easements and other property interests to support project design, construction, and maintenance.
• Coordinate with engineering, survey, and construction teams to ensure land acquisition aligns with project timelines and requirements.
• Serve as liaison with property owners, legal counsel, internal departments, municipalities, and regulatory agencies.
• Research and analyze title reports, legal descriptions, and land records.
• Resolve landowner issues including access, encroachments, damage claims, and complaints.
• Maintain thorough documentation of all right-of-way activities in internal tracking systems (e.g., spreadsheets, ArcGIS Online, databases).
• Represent clients at public meetings, zoning boards, and other government forums as needed.
• Maintain a professional and ethical standard in line with IRWA principles and industry best practices.

Qualifications

Qualifications:

• Active Real Estate License (required)
• High school diploma or equivalent (required); associate or bachelor’s degree in Real Estate, Business, or related field is preferred.
• 3–5 years of experience in right-of-way acquisition, land negotiation, or real estate preferred.
• IRWA coursework or certification (e.g., RWA, RWP, SR/WA) is a strong plus.
• Proficiency with Microsoft Office (Excel, Word, Outlook, Access) and experience with GIS platforms such as ArcGIS Online is preferred.

• Knowledge of legal terminology, land rights instruments, and land acquisition processes
• Ability to interpret legal descriptions, surveys, and right-of-way plans
• Strong interpersonal and negotiation skills with a customer-service mindset
• Excellent organizational, documentation, and communication skills
• Ability to manage multiple tasks and meet project deadlines with minimal supervision
• Experience working in regulated utility environments or infrastructure development is desirable

Additional Requirements:

• Valid driver’s license and acceptable driving record
• Willingness to travel as project demands (estimated 25%–75%)
