We are currently seeking a Multifamily Maintenance Technician at a 106-unit apartment community in the heart of Wahiawa on the island of Oahu. The Maintenance Technician shall render all services and perform all duties as the Managing Agent’s (“Agent”) Representative to the Owner directly or Owner’s representative acting on behalf of the Owner. The Maintenance Technician reports to and is accountable to his/her Team Leader. Generally, the Maintenance Technician will do all things which are reasonably necessary to provide the Owner with competent and responsible maintenance services.
Responsibilities:
- This is a hands on working maintenance position.
- Provide a productive work environment to reach our investor, company, and management goals
- Rental unit & common area maintenance
- Vacancy maintenance tasks
- Property inspections
- Responsible for reporting issues to supervisor
- Meets daily with Maintenance Manager to set priorities of the day
- Handles resident requests for maintenance and leaves apartment neat and clean after performing service
- Answers emergency calls from residents responds onsite and dispatches, as necessary
- Handles resident complaints calmly & professionally
- Prepares vacant apartments for rent
- Handles maintenance work on property as necessary
- Works closely with Maintenance Manager to maintain expenses within approved budget using purchase order system while not delaying necessary repairs to the detriment of the property
- Informs Maintenance Manager of maintenance equipment and supplies needed
- Keeps maintenance shop neat and clean at all times
- Handles all property paperwork requirements timely
- Walks property regularly to inspect for cleanliness and safety issues
- Is aware of all utility shut-off locations
- Requests and obtains MSDS sheets
- Adheres to the policies and procedures manual
- Adheres to Company Mission, Credo, and Property Management Excellence
- Other duties as assigned
Qualifications:
- Maintenance experience – Minimum 2 yr. preferred
- Experience using Microsoft Applications (i.e., Excel, Word, PowerPoint, Outlook, Windows).
- Valid driver’s license and use of automobile daily required
- Use of Yardi property management software
- Affordable and Section 8 housing experience preferred
- Must know how to use tools such as hammers, drills, etc.
- Must know how to care for equipment and be alert to hazards
- Physical ability to bend, stretch, stand, and walk for extended periods and lift to 25 pounds
- Willingness to work evenings and weekends
- Ability to be on call at night
- Ability to handle various situations with clients, customers, co-workers, and the general public in a positive and helpful manner
- Possess a service-oriented attitude toward agencies and employees within the company
- Effective communication and writing skills
- Strong Organizational skills
- Ability to provide exceptional customer service, maintain an immaculate environment, perform uniform enforcement of rules and regulations, and provide our residents with good neighbors
