SUPERVISOR OF CUSTODIANS - NIGHT

Definition
Supervisory and administrative work relating to the cleaning, care and maintenance of school and town buildings and related facilities; all other related work, as required.
Supervision
Works under the direction of the Supervisor of Custodians in accordance with established departmental policies and goals. Performance of duties requires the exercise of responsibility and considerable judgment to ensure cleanliness, safety, and comfort of school and town facilities.
Supervisory Responsibilities
Under the supervision of the Supervisor of Custodians-Day, the employee supervises approximately 32 full-time employees, cleaning contractors and seasonal employees engaged in custodial activities. Meets with Supervisor of Custodians - Day on a daily basis.
Work Environment
Work is performed in the evenings from 3 pm to 12 am; the employee is required to occasionally work during daytime hours for special meetings, events or as designated by the Facilities Director. Some work is performed in an office environment; other work is performed under variable and occasionally unpleasant conditions, with risk of exposure to cold, dust, dirt, chemicals, moving mechanical parts, and loud noises; work may involve extended exposure to variable weather conditions and loud noises. The employee is required to have a flexible schedule to adjust for school vacations and weather related issues. The employee must work outside normal business hours when responding to emergencies, including weather related emergencies.
The employee operates standard office equipment, hand tools, power tools, landscaping equipment, snow removal equipment, light trucks, and motorized custodial equipment.
The employee has frequent contact with principals, teachers, other town departments, and vendors.
Errors could result in damage to buildings and equipment, create safety hazards, cause some monetary loss, and legal repercussions for the town.
Essential Duties and Responsibilities

Carries out the plan for cleaning of buildings as directed by Supervisor of Custodians. Under direction of Supervisor of Custodians assigns tasks and reviews work in progress and upon completion; ensures that damage is reported and appropriate action is taken to correct situations; keeps supervisor informed about problems or needed repairs on a daily basis.
Supervises evening shift personnel and ensures that personnel are on the job and checks work; monitors overtime. Visits school buildings on a nightly basis. At the direction of the Facilities Director, occasionally visits town buildings. Trains new personnel on cleaning methods. Documents progress of tasks through daily email.
Addresses specific cleaning problems and grounds maintenance problems with Custodial Supervisor and is responsible for maintaining good working relations with school officials.
Completes projects of organizing storage and cleaning spaces.
Ensures that equipment, such as vacuums, custodial carts, chemical dispensing units, and outdoor equipment are inspected routinely, properly maintained, and accounted for using an excel worksheet. Ensures necessary and proper cleaning supplies are available; accounts for supplies.
Ensures that grounds surrounding buildings are maintained by mowing lawns and trimming shrubs; removes snow and ice and clears walkways when instructed.
Performs miscellaneous tasks, such as keeping records in order.
Performs similar or related work as required, or as situation dictates.
Recommended Minimum Qualifications
Education and Experience
Associate's Degree preferred and five years of custodial experience, including minor repairs; five years of supervisory experience and supervisory training; or an equivalent combination of education and experience.
Additional Requirements
Valid Massachusetts motor vehicle operator's license
Knowledge, Ability and Skill
Considerable knowledge of building maintenance, cleaning, cleaning products and repair methods. Knowledge of maintenance problems typical to school buildings. General knowledge of heating and other major building systems. Familiar with environmentally sensitive cleaning supplies and methods.
Ability to prioritize, plan and organize assignments. Ability to explain cleaning and maintenance tasks. Ability to maintain appropriate and effective working relationships with subordinates and other town employees. Ability to instruct employees, monitor performance and hold subordinates accountable for job performance. Ability to work cooperatively with school officials and diplomatically address problems.
Supervisory skills. Tact and courtesy in dealing with town and school employees. Skill in managing priorities and supervising employees.
Administrative and computer skills including the ability to develop excel spreadsheets; word processing and writing skills including the ability to produce reports. Must be able to read and write in English.
Physical Requirements
Moderate physical effort is required to perform duties. The employee is frequently required to stand, walk, speak and hear, and use hands to operate equipment. The employee is routinely required to lift, move, and / or push equipment weighing up to 50 pounds. The employee is required to efficiently get from school to school to supervise employees and communicate with school and town officials. Vision requirements include the ability to read routine and complex documents, use a computer and operate motor vehicles and other equipment.
