The Planner roles perform professional land use and municipal planning work, including current and long-range planning, review of zoning and development applications, and implementation of the Comprehensive Plan. Responsibilities scale with experience level, from entry-level planning support to leading complex projects and policy development.
SALARY RANGE:
Planner I: $66,500 - $82,000 plus benefits package
Planner II: $77,900 - $93,000 plus benefits package
Senior Planner: $90,600 - $107,500 plus benefits package
*All position levels qualify for a hiring bonus or relocation reimbursement. *

Planner I:
•Assists in preparing projects and maps for presentation purposes.
•Assists in the preparation and distribution of agendas.
•Receives and processes case applications and prepares associated notices.
•Assists as needed in updating departmental publications and informational materials.
•Compiles zoning verification information.
•Researches ordinances, policies, official records, internet and publications.
•Helps maintain the information on the department’s webpage.
•Assists with records retention.
•Conducts field evaluations and assessments.
•Assists the public with inquiries and problems when submitting applications for development plans, proposed zoning changes, variances, conditional use permits, etc.
•Provides planning review for building and construction permits.
•Interprets applicable state, county and local codes, ordinances and regulations.
•Presents at public meetings and hearings including but not limited to Planning and Zoning Commission, Board of Trustees and Board of Adjustment.
•Drafts reports, hearing documents and presentations.
•Other duties as assigned.
Planner II (In addition to Planner I responsibilities):
•Manages projects related to site plans, zoning, and subdivision submittals.
•Creates annual population studies and works with demographic information.
•Organizes and conducts meetings with staff and developers.
•Assists with updates to ordinances and long-range planning efforts.
•Reviews case proposals for conformance with ordinances and regulations and prepares staff reports and recommendations.
Senior Planner (In addition to Planner II responsibilities):
•Leads the review and development of zoning ordinances and Comprehensive Plan updates.
•Directs and coordinates planning activities with other town departments and agencies.
•Analyzes complex land use proposals and makes high-level recommendations.
•Advises on strategic planning initiatives, community engagement, and special projects.
•Represents the Town in interactions with officials, stakeholders, and the public.
•Plans, organizes and conducts research on various issues pertaining to the Town’s planning needs.
•Recommends the use of land for residential, commercial, industrial and community uses with an emphasis on future planning.
•Determines conformity with laws, regulations, policies and procedures and recommends approval or identifies problems and analyzes alternatives.
•Provides interpretation of the Comprehensive Plan, zoning, subdivision and sign ordinances.

Education and Experience Requirements:
•Planner I: Bachelor’s degree in Planning, Community Development, Public Administration, or related field. Minimum of one year of relevant experience.
•Planner II: Bachelor’s degree required; Master’s degree preferred. Minimum of two years of increasing responsibility in planning, community development or another relevant field.
•Senior Planner: Bachelor’s degree required; Master’s degree preferred. Minimum of four years of progressive planning experience, with leadership responsibilities.
Equivalent combinations of education, training, and experience may be considered.
Certificates and Licenses:
•Valid Colorado Driver’s License.
•AICP certification preferred.
Work Environment:
•Office setting with periodic fieldwork.
•Moderate noise level.
•May require occasional lifting of up to 25 pounds.
