Position Overview:
The Lead Sr. Maintenance Technician position is responsible for serving as team lead including assigning team members’ daily workloads and participation in budget, capital improvement projects, and for performing a wide variety of maintenance and repair tasks. Position is a working lead and will be responsible for opening and completing work order tickets and other projects, as assigned. Performs employee training and planning of others' work; and provides input into employee performance reviews. Will provide instructional support to less experienced personnel. Work also includes inspecting, diagnosing, maintaining and repairing building systems that may include electrical; plumbing; heating, ventilation, and air conditioning (HVAC); carpentry; painting; and other building systems. They will perform duties in a manner consistent with the stated values of the organization.
Essential Duties & Responsibilities:
- Ensures proper care in the use and maintenance of building equipment, systems, and supplies. Including repair, adjustment, maintenance, records and troubleshooting for building systems. Assist team with researching parts and locating manuals for various equipment.
- Coordinates, directs and prioritizes outside contractors on major component replacement and evaluation of complex system problems. Assists contractors and provides information for construction projects.
- Maintains maintenance records through the computer-aided facility management system including creating, updating and closing work orders in a timely manner.
- Orders supplies and maintains inventory for all maintenance and repair work. Oversees internal billing process.
- Responsible for performing a wide variety of maintenance and repair tasks. Position is a working lead and will be responsible for opening and completing work order tickets and supporting other projects, as assigned.
- Works closely with the Facilities Administrator on capital improvement projects including soliciting project bids in according with Town purchasing policies, evaluating proposals and providing recommendations. Assist Facilities Administrator with contract development processes as assigned.
- Responsible for submitting drawings and providing correct information for permitting purposes for Town related projects not covered by contractor work.
- Ensures maintenance and repair work is completed safely, effectively, and in a timely manner.
- Responds to public concerns, complaints or questions regarding all aspects in area of expertise, HVAC, plumbing, carpentry, etc.
- Collaborates with team members to discuss work assignments; delegates assignments based on team members’ skills and experience.
- Assists team members with technical issues or advanced problems with given assignments.
- Performs preventive maintenance, adjustments and basic repair to digitally controlled HVAC systems.
- Responds to complex problems and other facility related work orders.
- Operates simple to complex equipment in the maintenance and upkeep in area of expertise, HVAC, plumbing, carpentry, etc. This may include bucket truck, scissor lift and snowplow truck.
- Utilizes various manual, gas, and hand-held electrical tools and equipment in installation and upkeep in area of expertise, HVAC, plumbing, carpentry, etc. This may include saws, welders, drills, hammers, shovels, snow blowers.
- Performs painting, cleaning, maintenance and repair on municipal property, structures, and facilities. Cleans/clears debris and refuse from Town properties.
- Maintains vehicle, tools and equipment for the purpose of ensuring availability in safe operating conditions.
- Shares on-call duty on a rotating schedule. Responds to after-hours calls for service.
- Reviews drawings and provides recommendations for repairs or capital improvements.
- This position will assist with snow removal for Town facilities which will include use of light duty trucks, hand shovels and other equipment as needed.
- Performs other duties as assigned or required.
Minimum Qualifications:
An equivalent combination of education, training, and experience that demonstrates required knowledge, skills, and abilities may be considered.
Education: High School Diploma or GED equivalent
Experience: Five (5) years' previous experience in building maintenance or in a closely related field; or an equivalent combination of education, training, and experience
Licenses and/or Certifications Required:
- A valid Colorado driver's license
Knowledge, Skills, and Abilities:
- Knowledge of methods, tools, and equipment used in all aspects of repair and maintenance of major building components and of computerized HVAC system management software.
- Ability to identify issues and to determine repairs that are needed.
- Ability to plan maintenance schedules for building systems.
- Knowledge of potential hazards of the materials and equipment used in performing tasks. Skill in operating machinery and equipment and utilizing tools used within area of expertise.
- Ability to understand verbal information and instruction and explain information in situations which may be adversarial.
- Ability to read and understand written material and ability to translate verbal communication into effective written material, e.g., reports and other documents.
- Ability to use basic mathematical skills in making basic calculations.
- Skill in reading and interpreting construction drawings and specifications.
- Ability to safely operate a motor vehicle to travel to various Town facilities.
Physical Demands:
- Moderate physical work to include lifting and moving objects 50 lbs or less
- Ability to safely operate a motor vehicle to travel to various Town facilities
- Frequent performance of activities requiring a full range of body movement including climbing, balancing, stooping, kneeling/bending, crouching, crawling, and/or twisting
- Frequent hand/eye coordination to operate tools and electrical equipment as well as for driving equipment and vehicles
- Vision for reading, recording and interpreting information
- Speech communication and hearing to maintain communication with employees and citizens
Work Environment:
- Works both indoors and outdoors with possible exposure to all weather conditions
- Regular exposure to dust, noise, and chemicals
Equipment Used:
- This position may require the occasional use of personal equipment (e.g. vehicle, cell phone, tools, etc.) in the course of their employment
