What are the responsibilities and job description for the Building Services Supervisor position at Town of Huntersville?
- Supervises the building maintenance department; performs department scheduling; prepares department’s annual budget proposal; tracks expenditures for general spending and contractor billing.
- Conducts safety inspections on town facilities; ensures facilities meet OSHA standards.
- Conducts monthly electrical, plumbing, and HVAC inspections for park and town buildings; prepares inspection reports.
- Performs general plumbing maintenance and repair including repairing water lines and restroom fixtures; trains department employees on park and building water shutoffs.
- Meets with inspectors for backflow, fire alarm, and sprinkler system inspections.
- Troubleshoots and repairs minor electrical problems; changes lights on ball fields.
- Performs general maintenance duties such as general HVAC repairs, roofing repairs, painting objects, restrooms, shelters, buildings, dugouts, etc.
- Repairs and maintains fences, decks, shelters, and tables.
- Performs general carpentry, construction, and repair tasks.
- Performs flooring, asphalt, and concrete repair or installation.
- Assists in the application of insecticides around Town buildings.
- Coordinates and oversees pest control, cleaning, electrical, and related contracts for all facilities.
- Repairs and maintains appliances and equipment; makes minor welding repairs.
- Installs concrete pads in parks.
- Installs shade structures, murals, art pieces, and gazebos.
- Operates heavy equipment including tractors, lifts, excavators, gators, dump trucks, and backhoes.
- Sets up equipment, tents, tables, chairs, etc. for special events.
- Performs other duties as assigned.
High Diploma or GED and at least 3 years of experience in building and grounds maintenance work. Experience in commercial plumbing, electrical or carpentry preferred. Or a combination of training and experience that provides the required knowledge, abilities, and skills to complete the essential functions and job responsibilities of this position.
Possession of Backflow Certification and valid NC pesticide application license. Possession of an appropriate driver's license valid in the State of North Carolina.
This position requires weekends and evenings and is subject to Emergency Call Back during emergency situations and inclement weather.
This position’s physical requirements involve heavy work exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects, including the human body. Additionally, the following physical abilities may be required: balancing, climbing, crawling, crouching, feeling, manual dexterity, grasping, handling, hearing, kneeling, lifting, mental acuity, pulling, pushing, reaching, repetitive motion, speaking, standing, stooping, talking, visual acuity, and/or walking.Work regularly requires exposure to outdoor weather conditions and occasionally requires exposure to extreme cold, extreme heat, and bloodborne pathogens, and may require wearing specialized personal protective equipment. Work is generally in a loud noise location (e.g. heavy traffic, large earth-moving equipment).
