Summary:

This position performs custodial duties mainly/primarily at the Lynnfield High School (LHS), or other schools as required under the control of Public Works in emergencies. These additional schools are Lynnfield Middle School, Summer Street School and Huckleberry Hill School. While at the LHS, the position will assist the lead custodian in all custodial daily school activities throughout the building. Additionally, in the evening, this position will be responsible for cleaning assigned wing(s)/area(s) of the school, inclusive of hallways, bathrooms and classrooms. The position may also operate cars, trucks up to one-ton, small power equipment, scissor lifts and power tools and other miscellaneous hand tools and equipment in accordance with all safety regulations and requirements.

General Duties (Duties are illustrative and not all inclusive):

· Collect, lift, carry and throw waste and recycling from gathering areas, offices, classrooms and hallways of buildings. Cleaning, sweeping, dusting, vacuuming, washing, waxing, polishing and other duties required in the maintenance of buildings.

· Cleaning, sweeping and picking up litter and trash on municipal building grounds, playground areas, streets, sidewalks and in parking lots and property surrounding Town buildings.

· Basic cleaning of all offices, classrooms, common areas, libraries, study halls, gyms, bleachers, kitchen and dining areas including the cleaning of all windows, door vision panels, mirrors, door handles and accessories, appliances, tables and the like.

· Cleaning, dusting and polishing of all conference room tables, shelving and furniture accessories as required.

· Restroom cleaning, cleaning and wiping down of toilet bowls and seats, failing of all feminine hygiene, hand sanitizer and soap dispensers as needed, disinfecting and stocking of paper goods as in bathrooms.

· Managing and inventory control of building cleaning supplies, janitorial supplies and paper products

· Wet mopping of all floors as required; seasonal stripping and waxing of floors

· Respond sensitively and constructively to complaints and school/building staffing issues; provide customer service with tact, courtesy, sensitivity and discretion in all dealings with internal and external customers.

· Monitoring of heating/cooling systems; maintenance of lights, switch timers and bulb replacement, resolve problems such as plugged toilets, sinks, floor drains and roof drains, as required.

· Removal of snow and ice from exterior stairs and walkways using manual tools and small power equipment; and the sanding of all iced areas.

· Loading, unloading and moving furniture, equipment, supplies and other objects as required.

· Responsible for compliance with instructions, safety procedures, conformance with accepted trade practices, and compliance with department policies and regulations and government laws and regulations as they pertain to the work.

· Maintenance/Upkeep of daily logs as required by local, state and federal regulations and prepared by the Facilities Superintendent.

· Event set up and break down as required for special building events.

· Must be available for mandatory overtime during snow, ice, windstorm, or any other urgent or emergency, and for any other public works duties required; must also work a reasonable amount of overtime throughout the calendar year.

· If required, and in accordance with union contract language, this position is subject to second shift and night shift work.

· Perform daily building and grounds security checks and report problems or deficiencies immediately to your supervisor. Lock down the building and set alarms as needed.

· Perform assigned or required tasks and work both at and below grade within the facilities working unit of the Public Works Department. Conduct other work as directed by the supervisor.

Qualifications/Experience:

· Five (5) years demonstrated janitorial experience required, preferably in a municipal or other public facility. Knowledge of proper cleaning methods required.

· A current, valid, Massachusetts Driver's License to drive cars, vans, SUV’s and pickup trucks is required.

· Demonstrated experience in providing customer service to co-workers and residents with tact, courtesy, sensitivity and discretion.

· Must comply with CORI and SORI background checks.

· Excellent attention to detail. Effective oral and written communication skills commensurate with the responsibilities of the position are required.

· Ability to pass a physical exam.

· Ability to present a positive image of DPW to members of the community.

· Successful experience working as an effective member of a team desirable.

· Must have effective organizational, problem solving, and time management skills. Ability to learn and comprehend information from Procedures Manuals and other materials.

Physical Demands:

This job involves standing for long periods as well as stooping, squatting, lifting, carrying, pushing and climbing. Must be able to travel, enter, and exit a vehicle without assistance and withstand exposure to adverse weather conditions. Wearing of protective equipment, such as latex gloves, is required. The employee must climb stairs and ladders; enter confined spaces and travel in cramped, elevated and remote locations; and operate power and hand tools, equipment and machinery. The employee is required to sit, stand, walk, reach, climb, stoop, crouch, twist, taste and smell. The employee is required to hear, feel and talk and speak English. The employee must have close, distance, and peripheral vision, depth perception and the ability to adjust focus. The employee must have full use of hands, arms and legs. The employee is required to regularly lift heavy objects up to eighty (80) pounds and carry these objects short distances. The employee must have the ability to work safely under difficult work situations performing heavy laborious tasks and during inclement weather conditions including high heat and high humidity, freezing temperatures, rain, snow, wind and ice storms; and under extended periods of sleep deprivation. Must be free of communicable diseases and breathing impairments. Manual dexterity sufficient to: manipulate cleaning supplies and equipment. Must be able to physically move through all buildings.

Pay: From $22.12 per hour
