JOB TYPE: Seasonal – April 24, 2025 – October 24, 2024 (campground open May 1 to Columbus Day)
POSITION SUMMARY:
The Campground Manager is a seasonal position with the Town of Middletown responsible for managing the daily operations of the Town campground, to include, but not limited to, all maintenance, managerial and administrative responsibilities required for successful operation, such as by maximizing site rentals, keeping the campground in excellent condition as to cleanliness, repair, safety, and appearance, among others. The Campground Manager is responsible for coordinating seasonal and transient reservations and addresses customers’ issues and enforces campground rules.
I ESSENTIAL DUTIES AND RESPONSIBILITIES:
The duties listed below are intended only as illustrations of the various types of work that may be performed. - Living on site for the season to manage bookings and responds to electronic and phone inquiries related to campground information and availability in a timely manner.
- Maintain log of site rental along with campers’ contact information.
- Coordinates with and directs the hauler(s) to the assigned campsite.
- Collect campsite fees for transient campers and record transactions accordingly. Turns in revenue to supervisor for deposit.
- Demonstrate effective customer service to guests.
- Direct campers to their site and assist with the utilities hook up as needed.
- Manage the overall campground facilities maintenance, functionality, and cleanliness of the campground, such as litter pick up, sweeping, cleaning and stocking restrooms. Reports infrastructure issues to supervisor.
- Manage inventory, to include cleaning supplies, toiletries, and ice. Re-order supplies as necessary.
- Ensure that the campground is a safe and enjoyable for its campers.
- Ensures campground rules and adhered to and carried out. Addresses issues due to non-confirming campers accordingly. Evicts campers as necessary due to failure to pay rental fees, destruction of property or breaking the camp rules.
- Assist with campsite breakdown.
- Attends end of season wrap-up meeting.
- Other related duties as assigned.
II NECESSARY KNOWLEDGE, SKILLS AND ABILITIES
The following generally describes the knowledge and ability required to enter the position and/or be learned within a short period of time to successfully perform the assigned duties:
- Requires knowledge and skills in campground management, with an emphasis on managing the safety and upkeep of the campground.
- Basic knowledge of Microsoft Suite including the ability to email required.
- Must be able to work cooperatively with town officials and the public.
- Must possess problem-solving skills.
- Must demonstrate a commitment to the highest quality of customer service.
- Familiarity with the town ordinances.
III MINIMUM REQUIREMENTS:
Prior experience that would demonstrate the qualifications necessary to perform the duties associated with the position.
- Required to work evenings, weekends, and holidays as necessary.
- Must successfully complete a background check.

Environment: Work is performed primarily at the campground; incumbents may be required to work extended hours including evenings, weekends and holidays and may be required to attend meetings. May be required to work inside and outside in all types of weather. The noise level in the work environment is usually moderate.
- Physical: Primary functions require sufficient physical ability and mobility to work in a facility maintenance setting, to stand or sit for prolonged periods of time; to occasionally stoop, bend, kneel, crouch, reach, and twist; to lift, carry , push, and/or pull light to moderate to heavy amounts of weight; to operate building maintenance equipment requiring repetitive hand movement and fine coordination including use of a computer/laptop/tablet; may travel to other locations using various modes of private and commercial transportation; and to communicate (verbally and written) and exchange information. While performing the duties of this position, the employee may be required to lift moderate to heavy amounts of weight.
- Vision: Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
- Hearing: Hear in the normal audio range with or without correction.
