POSITION SUMMARY
The Maintenance Technician 1 performs a variety of unskilled tasks related to the maintenance and repair of community buildings, outdoor areas/grounds, and related equipment. This is a full time, Monday through Friday, First shift position.
GENERAL JOB REQUIREMENTS
1. Supports the mission; resident life, health, and wellness philosophy; and the code of professional conduct of BHI Retirement Communities, Inc.
2. Understands and abides by the BHI Retirement Communities, Inc., employee handbook, and other policies and procedures that apply to his/her department.
3. Reports to immediate supervisor or department manager known or potential violations of the resident’s rights policy, resident abuse policy, professional ethics statement, corporate compliance policy, HIPAA privacy policy, confidentiality policy, anti-harassment policy, zero-tolerance workplace violence policy, profanity
in the workplace policy, time-keeping policy, and other policies and procedures established by the organization.
4. Attends work as scheduled, maintains acceptable personal appearance/hygiene, follows the designated dress code policy, and keeps the work area in neat, clean,
and orderly condition.
5. Understands and successfully performs job functions. Works effectively, is precise, able to prioritize and meet job requirements and deadlines.
6. Demonstrates sound judgment and discretion in the performance of job duties.
7. Exhibits quality customer service behaviors by demonstrating kindness, tact, and courtesy toward all residents, family members, colleagues, outside vendors, and
other visitors to the BHI Retirement’s central office, communities, and other BHI locations.

10. Complies with required training and reporting requirements, including but not limited to;
• Immediately reports any problems or concerns, verbally or in writing, to your direct supervisor or Executive Director. Concerns may include, but are not
limited to, unusual resident behavior, concerns expressed by family members or other visitors to the community and equipment malfunctions or breakdowns.
• Participates in fire safety and other disaster preparedness education and training and responds to emergency situations in accordance with community/locations established policies and procedures and by assisting with resident evacuations, as required. Maintains knowledge and training in bloodborne pathogen exposure control plan and universal precautions.
• Successfully completes all required in-service training, attends departmental staff meetings as required, maintains required licensure (if applicable) and maintains relevant knowledge related to current state and federal regulations, medical, nursing, geriatric standards of practice and other pertinent information pertaining to his/her position by attending educational workshops and seminars, as approved by leadership.
DUTIES AND RESPONSIBILITIES
1. Performs functions to maintain the community’s buildings and grounds in good condition throughout the year.
2. Completes work order requisitions as assigned by performing corrective and preventive maintenance duties. Documents resolutions accurately and closes work
orders promptly upon completion.
3. Evaluates and troubleshoots problems with equipment and systems such as; plumbing, carpentry, electrical, HVAC and other systems in buildings throughout
the community and in accordance with the technician’s scope of expertise, education and/or training.
4. Assists contractors with their work, at the direction of the supervisor.
5. Performs renovation and turnover maintenance; including cleaning, patching, scraping, painting, to ensure units are completed on schedule and in accordance
with the resident’s selections.
6. Replaces HVAC filters, light bulbs, services water softeners and performs all other necessary repairs and/or maintenance to the building, equipment, and furnishings.
7. Installs appliances and other equipment, hangs pictures and, assembles and/or disassembles equipment and furnishings.
8. Picks up supplies and/or equipment, unloads trucks, receives merchandise, and stores supplies and merchandise in an organized manner and in the designated
storage areas.
9. Cleans and maintains work and storage areas. Repairs, cleans, lubricates, and stores equipment, tools, and fixtures.
10. Participates in inventory and supply distribution processes as assigned.
11. Performs all work in a safe manner and uses safety equipment as required; secures worksites from safety hazards as necessary.
12. Performs all other duties as assigned.
JOB QUALIFICATIONS
Required: high school diploma or GED equivalent and experience using basic hand and
electrical tools. Must be able to acquire sufficient knowledge and learn new skills through on-the-job training and instructions to satisfactorily meet job performance requirements.
ADDITIONAL JOB REQUIREMENTS AND WORKING CONDITIONS
Ability to read technical manuals and follow instructions. Must have familiarity with weights and measurements and perform basic mathematical calculations.
Must be able to relay technical information effectively. Must be willing to work every weekend. Must be willing to work extra, or irregular hours, during urgent or emergent situations.
Must be able to regularly travel around the community by walking or vehicle.
Physical requirements for the completion of job duties may include:
• loading, unloading, moving and/or rearranging supplies and equipment across short distances within the community may be necessary.
