Project Manager
Position Summary
An effective Project Manage for Trailside Homes will work with clients (both internal and external) to develop projects Scope and establish expectations of Quality, Budget and Schedule for each project. Project Manager will be the liaison between internal staff, subcontractors, and industry professionals and the client, ensuring that the project is being built to established Scope, Quality, Budget and Schedule expectations.
Responsibilities include
-Continually review and value engineer plans; make recommendations for improvements/changes.
-Work with all departments, as necessary, to produce plans and specifications within established time frames.
-Validate that architectural plans are accurate and reflect most current specifications
-Meet with clientele from early in the relationship building process through project completion. Establishing, cultivating and maintaining a relationship with the goal of 100% refer-ability.
-Communicate frequently with client via in person meetings, phone calls and emails, periodically after business hours or on weekends.
-Identify pre-construction needs of the client early in the process and execute a pre-construction contract outlining the work product, time and budget of the pre-construction phase of their project.
-Identify and contract with trade professionals that are needed to effectively complete a project from conception to completion.
-Work with trade professionals to develop an A-grade set of plans and specifications (Scope of work) for the project.
-Create project documents. These documents will include but not be limited to, Scopes of work for every trade, shop and working drawings as needed, Purchase Orders and subcontractor contracts.
-Work with Subcontractors and professionals to develop a fixed price budget for the project.
-Work with our field construction staff to ensure the project is being built and managed to Trailside Homes standards and to client expectations. Requires frequent construction site visits, and communications with field construction leads.
-Review and approve construction drawings and shop drawings for each project.
-Forecast subcontractor and vendor scheduling and resource conflicts and work with Construction Director to resolve.
-Understand purchasing systems and be able to effectively purchase materials, labor, equipment and request and manage Change Orders as necessary and revise scopes of work.
-Conduct walk-through inspections and other scheduled inspections with clients.
-Manage all warranty requests from past projects and work with internal staff to resolve.
-Attend construction, monthly and quarterly meetings.
Additional Job Duties
-Participate in relationship building with prospective clientele with the goal of instilling trust and understanding in Trailside practices, processes and approach to home building. These meetings may include onsite meetings to walk potential building sites, occasional afterhours dinner and weekend meetings.
-Participate in assigned special projects to complete for the company operational efficiency. May include learning new municipality permitting systems, self-teaching of required computer skills or knowledge of new skills to tackle unique projects as needed by the company.
-Participate with purchasing workload of all construction projects, or in whole purchase certain projects.
-Participate in recruiting subcontractors and developing relationships with vendors as needed. Will include traveling to new regional markets to develop a trade base to support a local effort in areas that are outside of the company’s current active markets.
Job Type: Full-time
Pay: $85,000.00 - $120,000.00 per year
