We are seeking a highly motivated and experienced Property Manager to oversee the day-to-day operations of an affordable housing community in Camden, NJ. The ideal candidate will have a strong background in managing tax credit properties, with a proven ability to effectively manage 200 units. Key Responsibilities:
- Oversee and manage the daily operations of a 200 unit affordable housing property.
- Ensure compliance with all federal, state, and local housing regulations, including Low-Income Housing Tax Credit (LIHTC) program requirements.
- Coordinate and monitor tenant screening and selection processes, ensuring eligibility and proper documentation for affordable housing programs.
- Maintain occupancy levels by handling lease renewals, move-ins, and move-outs.
- Supervise and support on-site staff, including leasing agents, maintenance teams, and other property personnel.
- Maintain accurate records for tenant files, rent rolls, and other documentation as required by tax credit regulations.
- Develop and manage the property’s budget, ensuring cost-effective operation while maintaining a high level of service.
- Ensure the property is well-maintained and any maintenance issues are addressed in a timely manner.
- Address tenant concerns and complaints promptly, resolving conflicts and ensuring tenant satisfaction.
- Conduct regular inspections of units and common areas to ensure compliance with property standards and regulations.
- Prepare and submit required reports to regulatory agencies and ownership as needed.
Qualifications:
- Tax Credit Certification is required (must be up to date).
- Minimum of 3 years of experience in property management with a focus on affordable housing or Low-Income Housing Tax Credit (LIHTC) properties.
- Proven ability to manage 200 units efficiently and effectively.
- Strong knowledge of affordable housing regulations and compliance, particularly tax credit (LIHTC) requirements.
- Exceptional organizational, leadership, and communication skills.
- Ability to work independently and make decisions in a fast-paced environment.
- Experience with property management software is preferred.
- Strong financial acumen and experience managing budgets.
- Ability to maintain positive relationships with tenants, staff, and vendors.
- High School Diploma or equivalent required; Associate’s or Bachelor’s degree preferred.
Salary : $65,000 - $75,000
