Maintenance Technician/Preventive Maintenance

The Maintanance Technician/Preventative Maintenance performs skilled work in the installation, operation, maintenance, modification, service, and repair of mechanical, electrical, heating, ventilation, air conditioning, plumbing, and structural system of the University. The salary for this position is up to $26.00 per hour.

Essential Duties:

 1.  Makes daily inspections of mechanical rooms.

A.     Inspects mechanical rooms looking for potential problems.

B.      Repairs or replaces faulty equipment.

C.     Notifies supervisor of potential problems.

2.  Performs plumbing work.

A.  Repairs or replaces existing plumbing fixtures, lines, pipelines, drains, valves, faucets, and elements of the plumbing system.

B.  Installs plumbing fixtures such as sinks, toilets, water heaters and connects them to outlet and inlet pipes.

C.  Opens clogged drains and stopped-up toilets.

3.  Performs electrical work

A. Replaces faulty switches, sockets, plugs, fuses, breakers, insulators, and other elements of electrical systems, fixtures, and equipment.

B.  Installs new conduit, wiring, and electrical machinery.

C.  Inspects and tests electrical lighting, power circuits, and equipment.

D.  Maintains and repairs existing electrical wiring, equipment, and installations.

4.  Performs preventative maintenance to equipment and tools.

A. Performs manufacturer recommended preventive maintenance inspections.

B.  Follow established schedules and maintain proper documentation related to preventive maintenance work.

5.  Follows standard safety precautions.

A.     Complies with operator's instructions for use of power tools.

B.     Wear protective gear such as goggles, hearing protectors, back supports, work gloves.

C.     Reports incidents of unsafe work activity to supervisor.

D.    Cleans and services tools and equipment as specified in operator's manual or by the equipment manufacturer.  

E.     Reviews SDS sheets to ensure safe handling practices are used when working with hazardous materials.

F.      Complies with Lockout/Tagout and Hot Works programs.

6.  Maintain campus Facilities Management

A.     Maintain interior and exterior of campus buildings as needed.

B.     Occasionally works with Grounds crew to maintain exterior facilities to include bleachers, sprinkler systems, drains, scoreboards, and other items as needed.

7.  Works on-call on weekends and nights on a rotational basis.

A.     Answers emergency and work calls on nights and weekends while on call.

B.           Comes in to work and performs necessary tasks while on-call.

C.     Makes decisions about work-related problems while on-call.

8.  Works on "cold patrol" during inclement weather.

     A.     Makes campus inspections looking for potential problems during extreme weather.

     B.      Makes appropriate decisions to solve minor problems before they become serious problems.

     C.     Assists the grounds crew with snow removal.

 Secondary Duties:

1.       Contributes to the overall success of the University /Facilities Management Department by performing other duties and responsibilities as assigned.

2.       Assists with events set-ups.

3.       Locates and purchases parts and supplies according to purchasing guidelines.

4.       Locates parts quickly to prevent unnecessary down time.

5.       Keeps frequently used supplies on hand.

6.       Performs skilled work.

A.     Assists with installs, maintains, and repairs different types of building locks including cylindrical,

unit, mortis and rim, and reload cylinders.

B.      Repairs locks on desk, file cabinet, display cases, and similar containers.

     7.      Performs installation of doors or problems such as dragging or misalignment. Helps maintain handicap doors and hardware.

     8.     Troubleshoots, repairs and maintains handicap doors and hardware.
