Job Purpose: The Associate, Asset Management (Debt) is responsible for proactively monitoring performance and conducting loan surveillance from initial funding through to repayment for a portfolio of commercial real estate loans, primarily construction loans. Primary Accountabilities: Reviews and interprets loan documentation to ensure accuracy of reporting, collections and representations made by borrowers. Provides proactive loan monitoring, ensuring that borrowers remain compliant with the terms, conditions, covenants, milestones, payments, and reporting requirements contained in the executed loan documents. Reviews draw requests made by borrowers, together with reports from the retained project monitor, and makes recommendations for construction/development loan advances, in accordance with the loan agreement and approved policies and procedures. Reporting the performance and activity of the underlying asset in relation to the loan documents and existing collateral against the business plan and requirements in the loan documents. Ensure that all updates are uploaded into the Asset Management database in a timely fashion. Escalate any deviations from the business plan and or divergences from the loan documents to the AVP, Asset Management. Assist with preparing update memos, presentations, data sets or similar reporting for investors as requested. Perform analysis, integrity reports and stress testing of the overall Asset Management database. Build relationships with both internal and external stakeholders to establish clear lines of honest and open communication relating to asset level performance and reporting. Assist the AVP, Asset Management with ad hoc projects Qualifications and Experience: Bachelor’s Degree, with a specialization in Real Estate, Construction, Engineering and/or Finance or equivalent qualifications. Core Competencies (Knowledge, Skills & Abilities): Excellent written and verbal communication skills. Superior interpersonal and relationship building skills. Ability to work both quickly and accurately and with attention to detail. Strong critical thinking skills to identify and solve complex challenges. Ability to work alone and in a team environment. Desire to learn and expand knowledge of Real Estate, Construction Financing and Lending. Excellent organizational skills, with an ability to balance multiple projects and a high-volume workload, in a fast-paced, entrepreneurial environment. Computer skills; proficiency in Microsoft Office.
