You can earn between: $35,000 - $50,000 annually based on experience (Pay Type: Hourly).
Essential Duties and Responsibilities:
- Keeps grounds, garbage areas, hallways, and parking areas neat and free from trash and debris, and regularly empties garbage containers in common areas and assigned offices.
- Visually inspects work areas, removes obstacles for free passage, and ensures proper lighting is maintained at all times.
- Performs general cleaning duties as part of a daily routine to all common areas, including, but not limited to, the community room, elevators, lobbies, laundry centers, hallways, and assigned vacant units preparing them for occupancy.
- Reports any unusual incidents, such as vandalism, missing light fixtures, or safety equipment like smoke detectors and extinguishers.
- Manages inventory of janitorial supplies and equipment.
- Handles lawn care and landscaping duties, including mowing grass, trimming hedges, and raking.
- Shovels snow and salts the walkways to ensure a safe path for tenants.
- Moves appliances in and out of vacant units as part of turnover preparation.
- Assists maintenance staff with tasks such as painting, installing smoke alarms, laying floor tiles, plastering, and other general maintenance duties.
- Performs other duties as assigned.
Education and Experience:
- High School Diploma or GED equivalent required and a minimum of 1-year experience in a housekeeping, custodial, or grounds keeping role, equivalent combination of education and experience may be considered.
- Preferred candidates will have experience in residential, multifamily, and commercial projects.
- Must possess a valid driver’s license and clean driving record.
Technical Skills:
- Proficient in operating various hand-held tools and devices.
- Basic computer skills (Email & Internet) are necessary, along with the ability to quickly learn additional software programs as needed for the role.
Physical Demands:
- Employee is frequently required to travel to various properties to oversee maintenance projects.
- Daily movements include sitting; standing; reaching and grasping; operating computers and other office equipment; moving about the properties; and attending on-site meetings and off-site meetings.
- Employee must be able to exchange information in person, in writing, and via telephone.
- Employee must occasionally transport up to 50 pounds.
Work Environment:
- Position generally works on properties, which may cause the employee to experience a range in temperatures and other weather conditions. The noise level may be loud and the environment may be more hazardous than a standard office environment. This position may be required to work with contractors as well as residents.
- Employees must have access to 24 hour reliable internet & phone service. Employees must also have reliable transportation to and from work, as well as, to get to and from multiple work locations based on business needs and assignments. Employees are responsible for providing their own hand tools if requested.
- Position may require employees to work overtime, nights and weekends when needed.
