Job Summary:
The Associate, Tax Escrow is tasked with overseeing and maintaining the status of real estate taxes, ensuring that such taxes are paid within the required timeframes. The role includes the preparation of escrow analysis and the generation of quarterly securitization reports. Additionally, the associate will be responsible for creating various ad hoc reports concerning real estate taxes as needed.
Responsibilities:
- Responsible for the initial input of tax records into the servicing platform.
- Conduct thorough document review to collect all relevant details necessary for tracking real estate tax status and ensuring timely payments.
- Coordinate with tax service providers to furnish legal property descriptions and acquire information regarding escrowed loans for a specific portfolio of assets, known as Notice of Trustee Sale (NTS).
- Process requests for tax payment disbursements and record all tax payments accurately.
- Collaborate with the Asset Manager to address any escrow shortfalls that may affect tax payments.
- Create communications pertaining to tax disbursements.
- Determine monthly tax obligations based on received data.
- Conduct an escrow account analysis at a minimum of once per year.
- Ensure follow-up to confirm payment of taxes for loans not covered by an escrow account.
- Prepare and submit quarterly and monthly reports detailing tax information for securitized loans and various investor portfolios.
- Regularly update comments for discussion in monthly Critical Date Meetings.
Required Qualifications:
- Bachelor's degree or equivalent experience in a business environment.
- 2 years of relevant experience in commercial real estate, with a clear understanding of different property types, as well as tax processing and monitoring practices.
- Proficient in Microsoft Excel, Word, Windows, and Outlook.
- Capability to handle multiple projects simultaneously and adhere to strict deadlines.
- Familiarity with real estate lending terminology and concepts.
- Resilience in maintaining productivity despite potential disruptions, while still meeting organizational deadlines.
- Meticulous attention to detail.
- Competency in collaborating and communicating with all levels within the company's structure.
- Robust verbal and written communication, interpersonal, and leadership capabilities.
- Analytical and logical thinking skills.
- Proficiency in organizing and prioritizing work tasks and responsibilities effectively.
