Beach Front Property Management, Inc. is seeking a dedicated and experienced Housing Compliance Specialist to join our team. The Compliance Specialist will play a pivotal role in ensuring that our operations comply with all relevant laws, regulations, and company policies. This position requires strong analytical skills, attention to detail, and the ability to collaborate effectively with internal and external stakeholders.
Position Type: Full- time / Exempt
Salary: $70,000 - $90,000 annually
Key Responsibilities
- Develop, implement, and oversee compliance programs and initiatives to ensure adherence to regulatory requirements and company policies.
- Conduct regular audits and assessments to identify potential compliance issues and develop corrective action plans as needed.
- Ensure compliance with HUD, State Agencies, and Section 8 standards across assigned properties.
- Conduct on-site audits, file reviews, property clean-up, and training as needed to maintain regulatory alignment.
- Stay updated on changes in laws and regulations affecting property management and ensure timely compliance.
- Collaborate effectively with third-party compliance oversight agencies to ensure program adherence and address any compliance issues.
- Provide guidance and training to staff on compliance matters, promoting a culture of compliance and ethical conduct.
- Collaborate with Property Manager and various departments (leasing, maintenance, accounting, legal) to integrate compliance into operations.
- Serve as the primary point of contact for compliance-related inquiries and issues, both internally and externally.
- Prepare and submit regulatory reports and filings accurately and on time.
- Manage tenant certifications and recertifications, ensuring timely completion across properties. Process Special Claims for Project-Based Section 8 properties as needed.
- Provide residents with resources on program requirements, lease obligations, and recertifications..
- Monitor and analyze compliance metrics and trends to identify areas for improvement and recommend solutions.
- Develop strategies to mitigate risks and enhance leasing, revenue management, and delinquency reduction.
- Conduct investigations of compliance concerns and violations and recommend disciplinary action or process improvements as necessary.
- Maintain documentation and records related to compliance activities and initiatives
- Review and ensure accuracy for all move-in and re-certification files, completing daily remote file checks with quick turnaround times.
- Verify income and asset documentation in line with program standards to ensure compliance.
- Maintain accurate data in internal systems, generate compliance reports
- Monitor state agency reporting requirements, assist with audit responses, and ensure timely submission of all necessary compliance documentation.
Qualifications:
- Bachelor’s degree in Business, Real Estate, or related field preferred.
- Minimum 3-5 years of experience in affordable housing compliance or regulatory affairs.
- Strong knowledge of Fair Housing laws, LEP guidelines, and compliance requirements.
- Certifications preferred:
- Required: COS (Certified Occupancy Specialist), TCS (Tax Credit Specialist).
- Preferred: CPM, CPO (Section 8), SHCM (Section 42), RAM, FHC (Fair Housing Coordinator).
- Experience managing low-income projects (CTCAC deals preferred).
- Strong analytical, organizational, and communication skills.
- Proficiency in property management software (e.g., Yardi, Microsoft Office, Adobe).
- Valid driver’s license and flexibility to travel to assigned properties.
