Job Function
To maintain the physical plant and grounds in a condition of operating excellence so that full educational use of them may always be available. To make the facility safe and secure for all who enter.
Duties:
ESSENTIAL DUTIES AND RESPONSIBILITIES include but are not limited to the following. Other duties may be assigned by the Facility Services Coordinator.
- Supervisory responsibility over maintenance personnel (~20 FTEs) and their projects.
- Assign duties to maintenance staff.
- Train maintenance personnel in work and safety procedures and in the operation and use of equipment and supplies
- Evaluate work performed by assigned staff and contracted services.
- Evaluate employee performance, counsel employees, and effectively recommend initial disciplinary action.
- Assist in the selection of new employees.
- Process repair and maintenance requests.
- Be responsible for timely completion of work orders.
- Determine which jobs may be performed by maintenance staff and which must be performed by outside contractors and advise accordingly.
- Conduct routine and periodic inspections of facilities and grounds, with Facility Services Coordinator, to help maintain the physical school plant in a condition of operating excellence so that full educational use of it may be available at all times.
- Assume primary responsibility for the safe condition of flooring, door frames, doors, window glass & frames, toilet partitions, staircases, stair treads, wall surfaces, ceilings, hardware, and similar structural elements in the facilities owned and operated by the district.
- Monitor operations and activities the district; identify opportunities for improving service delivery methods and procedures; provide recommendations concerning process changes; review with appropriate management staff; implement improvements.
- Develop priority lists for maintenance of building and prepare cost estimates.
- Schedule inspections (boiler, sprinklers, fire, etc.).
- Prepare written reports.
- Maintain maintenance supplies and equipment and make recommendations for purchases as needed.
- Ability to do basic mathematic calculations and apply concepts such as fractions, percentages, ratios and proportions to practical situations.
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or scheduled form.
- Ability to perform occasional maintenance work and/or model such work for maintenance staff such as
- Running electrical (wiring, conduit, breakers) and other electrical projects & repairs.
- Plumbing.
- HVAC repairs and preventative maintenance.
- Minor roof repairs.
- Consistent and regular on-site attendance.
- Ability to work to implement the vision and mission of the district.
- Demonstrate the proper use & care of hand tools (such as hammers, saws, chisels, planes) and equipment (power saws, drills, rivet guns, etc.)
- Work additional hours as needed.
- Attend meetings as directed.
- Demonstrate professionalism and appropriate judgment in behavior, speech, dress, and an appropriate professional manner for the work setting.
- Adheres to good safety practices.
- Adheres to all district rules, regulations, and policies.
- Perform other duties as required or assigned.
PHYSICAL DEMANDS:
Regularly walking, hearing and speaking, being able to communicate in noisy environments such as construction sites, have close moderate and distance vision ability, must be able to travel between district facilities. To lift, turn, bend, twist, and carry a minimum of 60 lbs. repeatedly. To be able to work overhead, as well as on a ladder. The employee continuously uses hand strength to grasp and use tools and climb ladders or other equipment. The employee will frequently lift or move up to 90 pounds.
Employees will be required to regularly work inside and outside, which may involve inclement weather, including rain, snow, and temperatures below freezing or in excess of 100 degrees. The employee will work near or with moving mechanical equipment. The employee may work with toxic or caustic chemicals. The noise level could be occasionally loud.

High School diploma or G.E.D. with 5 years- Experience preferred in carpentry or building maintenance.
- Practical experience in maintenance. Supervisory experience is desired.
- Excellent communication skills. Ability to direct and coordinate. Must be team-oriented.
