Job Summary
Trinity Builds is seeking an experienced preconstruction manager to lead preconstruction and estimating activities for our projects. We employ multiple project delivery methodologies including design build, construction management, general contracting and hybrid models. The preconstruction manager must understand the nuances between preconstruction services and estimating inherant to all delivery methodologies.
Duties
- Build project schedules and estimate general conditions, general requirements, allowances and contingencies.
- Publish bid package documents for trade contractor bids and budgetary input.
- Create conceptual estimates for early-stage project design parameters.
- Maintain historical cost data to enable accurate estimating and to identify market trends.
- Write bid package scopes of work for trades to ensure inclusive bids and competitive market interest.
- Facilitate design-assist from design-contributing subcontractors and coordinate with design consultants and professionals in the development of construction documents.
- Produce attractive, clear, concise deliverables for clients during preconstruction phases.
- Lead internal operations teams and support staff in organizing preconstruction activities giving focus and attention to priority pursuits, ensuring accurate, responsive deliverables.
Requirements
- Proven experience in construction management and design build delivery methods, with a focus on preconstruction activities.
- Strong skills in construction estimating, risk management, and project coordination.
- Proficiency in software applications such as ProCore, Building Connected, Excel, MS Project, and other associated technologies.
- Excellent time management skills with the ability to prioritize tasks effectively in a fast-paced environment.
- Strong analytical skills with attention to detail to ensure accuracy in estimates and schedules.
- Ability to work collaboratively within a team while also being self-motivated to drive projects forward independently.
- Ability to present deliverables to client leadership teams.
