Overview
We are seeking Maintenance Technicians to support the Special Projects Maintenance Team within our six Properties in the East and West Valley of the Phoenix Area. The ideal candidate will have a strong background in construction maintenance with our apartment remodeling and higher level maintenance projects; including but not limited to plumbing, electrical systems, drywall and painting.
I. REQUIREMENTS:
· Must possess a valid Drivers license and satisfactory driving record as required by the company's insurance provider.
· Demonstrates and maintains a high level of competency in the areas of Plumbing, drywall, Painting, Carpentry, Roofing and Fencing.
II. ESSENTIAL DUTIES AND RESPONSIBILITIES:
This job description gives an overview of the overall essential functions, competencies, skills, and abilities for the Construction Maintenance Technician role. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Other duties may be assigned:
1) Apartment Community Property Maintenance
a. Ensures “Turns” are completed on or before the day prior to resident’s scheduled move in date.
b. Decreases costs per unit on a year over year basis in each of the following categories:
i. Repairs & Maintenance
ii. Clean & Make Ready
iii. Recurring Replacements
c. Decreases Utility Costs by effectively following Section 13E (Utility and Energy Conservation) of Policies and Procedure Manual.
d. Demonstrates and maintains a high level of competency in the following areas:
i. Plumbing
ii. Heating and Cooling Systems
iii. Pool Care and Maintenance
iv. Painting
v. Carpentry
vi. Roofing
vii. Fencing
e. Ensures that all property assets are properly secured. Including but not limited to: office buildings, laundries, maintenance shops, and common areas such as fenced in courts and swimming pool facilities.
f. Assigned hands-on maintenance projects through their completion and ensures appropriate follow up communication and documentation is completed.
g. Maintains continuous and detailed daily communication with the Superintendent and special projects team regarding all aspects of property maintenance including but not limited to inventory, safety and compliance concerns, curb appeal, work orders, turns, resident concerns, and vendor performance.
h. Communicates effectively and positively with residents to enhance customer satisfaction and increase retention.
2) Compliance
a. Understands and adheres to the Policies and Procedures Manual, Fair Housing Laws and OSHA Standards.
c. Adheres to and ensures that all safety standards, policies and procedures are followed.
3) Customer Service
a. Maintains open, honest and timely communication with residents regarding maintenance requests and property concerns.
III. PHYSICAL DEMANDS AND WORK ENVIRONMENT:
The physical demands and work environment characteristics described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.
- Able to lift 75 lbs from floor to waist with possible repetition
- Able to lift 50 lbs from shoulder to overhead
- Able to work with both arms above head for minimum of 5 minutes
- Able to carry 50 lbs for a distance of 25 feet
- Able to push or pull 125 for a distance of 500 feet
- Able to climb stairs and ladders
- Able to carry 30 lbs while climbing stairs or a ladder
- Able to grip and operate hand tools, powers tools and safety equipment, such as chain falls
- Able to lift legs and step over obstacles up to 19 inches above the ground
- Able to perform work while in varying physical positions, such as lying on side, in a kneeling position, while standing on a ladder
- Able to access rooftop units and work at heights and in some cases tight or enclosed spaces
Job Type: Full-time
Pay: $25.00 per hour
Expected hours: 40 per week. Monday - Friday, 7 AM to 4 PM. This position is not assigned any on-call rotations/work.
